Servicing a new town boiler: what we look at

Ask ten people what a boiler service is and half will say someone looks at it and signs a form. That is not what you are paying for. With the casing off, your engineer tests the gases coming out of the flue on an analyser, which shows straight away whether the boiler is burning cleanly. Then the burner, ignition electrodes and heat exchanger get inspected and cleaned. The seals around the combustion chamber are checked, because they keep fumes inside the sealed part of the boiler. Gas pressure is measured against the maker's figure, the condensate trap is emptied, the flue is followed to where it leaves the house, and the safety cut outs and controls are tested.

In Washington we add two things. If you have a magnetic filter we open it and clean it, and we look at the colour of the heating water. Black water full of iron particles tells you the pipework is shedding sludge, and that sludge ends up in the boiler.

Why this town is different

Washington was built as a planned new town in the 1960s and 1970s, village by village. A lot of those houses were fitted with microbore pipework, the thin 8mm or 10mm tube you see running to radiators. It works, but it silts up far sooner than standard pipe. The warranty point

What the housing here means for your service

Because each village went up in one go, the houses in it tend to share the same layout and the same heating design. That makes patterns easy to see. Where a street has microbore pipe, the whole street tends to show the same signs: slow radiators, dark water, a filter full of black sludge. Where houses have had their heating redone, the picture is much better.

Plenty of Washington boilers are the second or third one in the house, fitted onto pipework that is decades old. A new boiler on a dirty system is a common reason for early faults and for warranty trouble. The boiler service itself is the same, but we pay extra attention to the system water and the filter. Microbore pipe blocks more easily, and the debris from it ends up in your boiler. We will tell you what we find and whether the system needs cleaning.
Will a service fix radiators that are cold at the bottom? +
No. That is sludge in the radiators and pipes, which is a system problem. A service will show whether you have it, but clearing it needs a chemical clean or a power flush, priced as a separate job.
Do you empty the magnetic filter during the service? +
Yes, if one is fitted. We isolate it, clean out what it has caught and refit it. If you do not have one, we can tell you whether it is worth adding on a Washington system of your age.
Does a yearly service keep my warranty valid? +
