Gas Safe registered
Gas Safe registered engineer carrying out an annual boiler service

What the service covers, and what you get told

Gas rate measured against the manufacturer figure. Flue gas analysis to confirm combustion. Full flue integrity check. Every safety device tested. Seals, expansion vessel charge, system pressure and the condition of the system water all checked.

On top of the standard checks, in Gateshead we look specifically at the condensate route and the flue terminal, because on this ground those are what bring boilers down. You get told plainly whether either is a risk this winter and what it would take to deal with.

Anything found gets explained with a price attached, and you decide. Nothing is done on the assumption you have already agreed to it.

Why autumn servicing pays for itself here

Gateshead climbs several hundred feet from the river to Whickham and Marley Hill, and the top of that climb reaches freezing well before the bottom does. Every year the first hard frost produces a run of boiler lockouts, and they are concentrated on the high ground.

The single most useful thing a service does in this borough

It tells you whether your condensate pipe is going to freeze. That is a two minute assessment of where the pipe runs, what diameter it is and whether it is insulated, and on exposed ground it is the difference between a working boiler in January and a cold house plus an emergency call out.

If the answer is that it will freeze, the fix is either rerouting it to an internal waste, which removes the risk entirely, or running it in the correct diameter with proper insulation. Either is far cheaper done deliberately in September than urgently on a Sunday in January.

Flue terminals and exposure

Persistent wind across a terminal disturbs the air pressure a boiler depends on, and a fan working against a restricted or corroded terminal is on borrowed time. Both are visible during a service and both are cheap to deal with before the fan fails.

Larger properties towards Low Fell and Whickham

Bigger houses carry more system volume and longer radiator circuits, which means more places for sludge to accumulate and more demand on the appliance. The service is where the state of the system water gets assessed, which is the early warning for circulation problems that otherwise turn up as an overheat lockout.

The warranty point

Worcester Bosch, Vaillant, Baxi and Ideal all require an annual service for the warranty to stand. Missing one is how people find out their ten year cover lapsed in year three, usually at the exact moment they need an expensive part.

What gets measured, not just looked at

If an engineer is in and out in fifteen minutes without testing the gas rate, you have not had a service.

📊
Gas rate
Measured and compared against the manufacturer figure. The single most useful number in the visit.
💨
Flue gas analysis
Combustion tested with an analyser to confirm the boiler is burning correctly and safely.
🔍
Full flue check
The whole run inspected including concealed sections, for blockage, corrosion and leaking joints.
🛡️
Safety devices
Every safety device tested rather than glanced at, which is the part that actually protects you.
🌡️
Pressure and vessel
System pressure and expansion vessel charge checked, which is where a lot of winter faults begin.
💧
Condensate route
Assessed for freezing risk, so you know in autumn rather than finding out in January.
Something actually wrong rather than due a service?

If the boiler has locked out or stopped altogether, that is a repair rather than a service. Fixed price diagnosis from £89 with a Gas Safe registered engineer.

Boiler servicing in Gateshead: common questions

Especially if you are up the hill rather than by the river.

When should I book a service? +
Late summer or early autumn, and that advice matters more here than most places. On the higher ground around Whickham and Sunniside the first freeze arrives early, and the service is where a condensate pipe that is going to fail gets identified while it is still a cheap job.
Can a service really stop my boiler freezing? +
It can identify the risk, which is most of the battle. If the condensate runs outside in thin uninsulated pipe on an exposed wall, it will freeze. Rerouting it internally removes the risk entirely, and proper insulation and the correct diameter greatly reduce it. Both are straightforward jobs done in advance.
What is actually included? +
Gas rate measured against the manufacturer figure, flue gas analysis, full flue integrity check, all safety devices tested, seals, expansion vessel, system pressure and the condition of the system water. If an engineer is in and out in fifteen minutes without testing the gas rate, you have not had a service.
Will it keep my warranty valid? +
That is precisely what it is for. Worcester Bosch, Vaillant, Baxi and Ideal all make an annual service a condition. Miss one and the manufacturer can treat the cover as lapsed, which bites hardest on the expensive parts.
Do you cover Whickham, Blaydon and Ryton? +
Yes, plus Sunniside, Rowlands Gill, Winlaton and Marley Hill, at the same price as the town centre.
How much does a boiler service cost? +
Prices start from £80 plus VAT for a standard domestic boiler. Call 0191 540 2051 and we will confirm for your appliance before booking.
