What you are told when the service is done

Servicing boilers in Gateshead's Tyneside flats
Bensham and Saltwell are full of Tyneside flats: pairs of homes, one upstairs and one downstairs, each with its own front door and, these days, its own boiler. That layout is lovely to live in and awkward for a boiler. Space is tight, the flue often has to leave through a side or rear wall close to windows or the neighbour's flat, and the condensate pipe from an upstairs boiler can have a long way to fall before it finds a drain. On a service in one of these flats we check that the flue terminal is still clear of openings and not blocked by anything added since it was fitted, such as a new window, extractor or extension. We also follow the condensate pipe all the way down. An upstairs condensate pipe that runs down an outside wall in thin plastic is the classic winter lockout.

In Low Fell, Sheriff Hill, Whickham and the east side around Felling, Heworth and Pelaw, you are mostly into houses, with more room around the boiler. Those services are about spotting wear early and keeping the maker's warranty in place, because Worcester Bosch, Vaillant and Baxi all expect a yearly Gas Safe service on record.
