How boiler repair pricing works with AR Heating & Gas

Every boiler repair starts with our £89 fixed price diagnosis visit. This covers the call out and the first hour of diagnostic work. There is no separate call out charge, £89 is the total cost if we attend, diagnose the fault, and the repair can be completed without ordering parts.

The majority of common boiler faults, including sensor failures, ignition issues, pressure problems, and thermostat faults, can be diagnosed and in many cases fixed within this first visit.

Where a repair requires specific parts, we give you a no obligation fixed price before ordering anything. You know the total cost, including parts and labour, before we proceed. You are free to decline or get a second opinion at that point.

We do not charge hourly rates. Every repair job has a fixed price. You will never receive a bill that is higher than the price you were quoted.

Need a new boiler instead?

Should I repair or replace my boiler?

This is the question we're asked most often, and we always give an honest answer rather than the answer that earns us the most money.

Repair is almost always the right choice when:

  • Your boiler is under 8 years old, it is still in its reliable working life
  • The repair cost is less than a third of the cost of a new boiler
  • The fault is isolated and has not happened before
  • The boiler has been regularly serviced and is in otherwise good condition

Replacement is worth considering when:

  • Your boiler is over 12 to 15 years old, particularly if it is a model installed before 2005
  • The repair cost is more than half the cost of a new boiler
  • This is the second or third significant repair in two years
  • Parts are increasingly difficult to source for your specific model
  • Your boiler has an efficiency rating below A, upgrading could cut your gas bill by £150 to £400 per year

We will always give you our honest assessment of whether repair or replacement makes more financial sense. If replacement is the right call, we'll give you a fixed price new boiler quote on the same visit, with no obligation.

Why boiler repair costs vary, and how to avoid being overcharged

Boiler repair costs vary significantly across the North East, from companies charging an hourly rate (which can escalate unpredictably) to fixed price operators like AR Heating & Gas. Here's what drives the variation:

Call out charges

Some companies charge a call out fee (typically £50 to £100) separately from the repair cost. With AR Heating & Gas, the £89 covers both the call out and the diagnosis, there is no additional call out fee.

Hourly vs fixed pricing

Hourly rates are unpredictable. A job quoted as 'one to two hours' can expand. Fixed pricing, as we operate, means you know the total cost before work starts.

Parts markup

Some engineers charge retail price for parts and add a labour rate separately. Our fixed prices are all inclusive, parts and labour together, no itemised surprises.

Gas Safe registration

Always check that any engineer working on your gas appliance is Gas Safe registered. You can verify any engineer's registration at gassaferegister.co.uk. Unregistered engineers cannot legally work on gas appliances and their work is not covered by insurance.

Boiler repair cost FAQs

What is the average cost of a boiler repair in Sunderland? +
A standard boiler repair in Sunderland costs between £89 (diagnosis only, if no parts are needed) and £300 to £500 for more significant component replacements such as a PCB or diverter valve. The most common repairs, sensor replacements, ignition faults, pressure issues, typically cost £89 to £180 all in with AR Heating & Gas.
Is there a call out charge? +
No. Our £89 covers the call out and the first hour of diagnostic work. There is no separate call out charge on top. If the repair requires parts, we give you a fixed price before ordering.
What is the most expensive boiler repair? +
The most expensive common repairs are PCB (printed circuit board) replacements, which can cost £300 to £500 depending on the boiler model, and diverter valve replacements at around £200. If the heat exchanger has cracked or corroded, replacement can cost £400 to £600, at which point a new boiler is often the better investment.
Can I get a grant to help with boiler repair or replacement costs? +
The Boiler Upgrade Scheme (BUS) offers grants of up to £7,500 for homeowners replacing fossil fuel heating with heat pumps or biomass. The ECO4 scheme may provide fully funded replacement boilers for qualifying households on means tested benefits. Call 0191 540 2051 and we can advise whether you or your property might qualify.
How do I know if a boiler repair is worth doing? +
As a general guide: if your boiler is under 8 years old and the repair costs less than a third of a new boiler, repair is almost always the right choice. Over 12 to 15 years old with a significant fault, replacement usually makes more sense financially. We always give you an honest recommendation, not one driven by what earns us more money.
