We look at the water, not just the boiler
Peterlee is about 10 miles from our base in Houghton le Spring, around 20 minutes by road down the A19. It is the southern end of our patch, with Seaham up the coast, Hetton le Hole and Houghton le Spring inland, and Durham and Sunderland a little further, all covered.
The town went up quickly after the war, estate by estate, and Acre Rigg, Eden Hill, Howletch and Oakerside still share the same layouts and the same heating designs. Many of those systems are now old enough to be full of sludge even where the boiler has been changed. The colliery villages around it, Horden, Easington Colliery and Blackhall, are older still, with pipework under solid floors and salt air on the flue terminal near the sea.
So the part that fails is often not the real problem. A pump seizes, a heat exchanger blocks, a sensor reads wrong, and behind all three is dirty water. As well as the usual checks on gas pressure, the flue and every safety device, we look at the system water and how well it moves round the house. If the water is black and the radiators are cold along the bottom, we tell you straight, because swapping a part on a sludged system buys months, not years.
Peterlee faults, symptom by symptom
Peterlee was built as a new town after the war, estate by estate. Homes on the same street often share the same age, the same layout and the same heating design, so the same faults turn up house after house. These are the ones we see most, with what usually sits behind them.
- Radiators warm at the top, cold at the bottom. Sludge has settled in the radiator. That is a system problem, not a boiler problem.
- Boiler fires, cuts out, then fires again. Often the heat cannot get away because the water is not moving well, so the boiler trips on overheat.
- Hot water that surges and fades. A sticking diverter valve, or a plate heat exchanger clogged with debris carried round from the heating side.
- A noisy pump, or no heating at all. A pump worn out from working against a restricted system.
- Pressure that drops every week or two. A leak, a flat expansion vessel or a relief valve letting by.
Why the new town estates silt up
Many homes in Acre Rigg, Eden Hill and the other estates still run heating systems that are decades old, even where the boiler has been changed. Steel radiators rust slowly from the inside, and that rust becomes black sludge. In older pipework it builds up and blocks the narrow parts first. Put a modern boiler with fine waterways onto that system and it is the boiler that suffers. The colliery villages
In Horden, Easington Colliery, Blackhall and Shotton Colliery the housing is older still, with terraced streets and pipework that often runs under solid floors. Slow leaks hide well there, so steady pressure loss is a regular call. Homes near the sea in Horden and Blackhall also get salt air on the flue terminal, which we check as part of the visit.
Stop resetting
An overheat lockout is the boiler protecting itself. Resetting it over and over sends heat into water that cannot carry it away, and that can damage the heat exchanger. If it locks out twice with the same code, leave it and call us.
