What the visit covers, including the system behind the boiler

Sunny Blunts, Edenhill, Acre Rigg and the rest each have their own building period, and streets share an age, a layout and a way of being plumbed.

Circulation rather than the boiler

Most of what we find here traces back to the system rather than the appliance. Housing of this era is commonly plumbed in narrow bore pipe running from a manifold to each radiator, and forty years of magnetite in narrow pipe produces cold radiators, a boiler that fires and shuts down repeatedly, and the occasional leg that has never worked properly since anyone can remember. The boiler gets blamed. The pipework is the culprit.

Soft water, which changes the diagnosis

Worth knowing, because it is the opposite of nearby Sunderland and Seaham. SR8 water is genuinely soft, around 50 parts per million. That means limescale is almost never the answer here. If your hot water has gone unreliable in Peterlee, the cause is far more likely to be a diverter valve or a plate heat exchanger blocked with debris from the heating side than it is scale. Overheat lockouts

A direct consequence of the circulation problem. When heat cannot leave the boiler fast enough the overheat device shuts it down, and people reset it repeatedly because it starts again each time. My radiators are cold at the bottom and the boiler keeps cutting out. New boiler? +
Almost certainly not yet. Cold at the bottom means sludge, and a boiler cutting out on top of that is usually the overheat device protecting itself because heat cannot leave fast enough. Fitting a new boiler onto that system without cleaning it first is how people lose a warranty. The system is the job, not the appliance.
Do I need scale protection in Peterlee? +

You can usually tell by looking at the pipes coming out of a radiator, or by finding a manifold in the airing cupboard. It works fine until it silts up, and then it blocks far more easily than standard pipe.
The boiler locks out and I keep resetting it. Is that alright? +
Once is reasonable. Repeatedly is not. On an overheat lockout each reset fires the boiler into a system that cannot carry the heat away, and that does real damage to the heat exchanger. If it locks out twice on the same code, stop and get it looked at.
