Why we check the outside of the flue first
South Shields is about 12 miles from our base in Houghton le Spring, around 25 to 30 minutes by road up the A19 and along the A194. Sunderland, Washington and Houghton le Spring are on the way, Newcastle and Gateshead sit across the river, and we repair boilers in all of them.
The housing runs from Tyneside flats in Tyne Dock and Laygate, two boilers to a building, through interwar and postwar estates at Whiteleas, Simonside and Biddick Hall, to bigger family homes in Harton and Cleadon Park and coastal properties at Marsden and Westoe. Near the front, salt in the air eats at flue terminals and any metal pipework on the outside wall. A corroded or partly blocked terminal makes the fan work harder and can upset the air flow the boiler checks for, so it lights and then drops out.
So on every repair visit we look outside as well as in: the flue terminal and its seals, the condensate pipe, the gas supply. Then the usual inside checks, gas pressure with the burner running, every safety device, heating and hot water both run through. If the real cause is the terminal, you hear that from us, because a new fan on a boiler whose flue is the problem means we see you again next year.
Common boiler faults in South Shields homes
Two things decide most of our repair work in South Shields. One is the sea. The other is the age of the housing in the older streets. Put them together and you get a fairly predictable list of faults.
Near the front: Marsden, Westoe and Horsley Hill
Homes close to the coast take the salt air full on. Flue terminals pit and flake, outside pipe clips rust, and the seals around the flue perish sooner than they would inland. You tend to notice it as a boiler that locks out on blustery days, or a fan that starts to sound rough. We replace what has failed, and we tell you if the terminal itself needs attention, because that is what makes the repair last.
Tyneside flats in Tyne Dock and Laygate
The older streets are full of upstairs and downstairs flats, each with its own boiler. Space is tight, so condensate pipes often run outside down the back wall. In a hard frost that pipe can freeze, and the boiler shows a fault and stops. Thawing it gets you going again. Rerouting it inside, or fitting a wider insulated pipe, stops the same thing happening every winter.
Estates in Whiteleas, Simonside, Biddick Hall and Cleadon Park
Many of these houses have had one or two replacement boilers over the years, each fitted to pipework that was already old. That leaves sludge in the system. Look for cold patches at the bottom of radiators, a noisy boiler and a pump that labours. We will tell you whether the fix is a pump or a valve, or whether the system itself needs cleaning first.
Harton and the bigger family homes
More people and more bathrooms push a combi hard. If the hot water runs out of steam when two taps are on, it could be the diverter valve, the flow sensor, or a boiler that is too small for the house. We test before we say which.
What you pay
A fixed £96 to diagnose, with no call out fee on top. Then a fixed price for any part, agreed before it is ordered. If the boiler is old and the repair is big, we tell you whether it is worth doing. Typical part prices are on the boiler repair cost page.
