Getting the heat back, then stopping it happening again
Stanley is about 12 miles from our base in Houghton le Spring, around 25 to 30 minutes by road through Chester le Street and up the A693. Chester le Street, Gateshead, Washington, Durham and Newcastle are the neighbouring towns on our patch, and we cover boiler repairs in each of them.
Stanley, Annfield Plain, Craghead and Tanfield stand on high, exposed ground that gets a hard frost well before the coast does. The housing is mostly ex colliery terraces and interwar semis with solid walls, plus newer estates on the edges and a few outlying homes on LPG. On the tops, an outside condensate pipe freezes early and often, and wind across an exposed flue terminal can drop a boiler out.
On a frozen condensate call the first job is simple: thaw the pipe, reset the boiler, check it runs. The second job matters more. We look at where the pipe runs, how far it travels outside, how wide it is and whether it is lagged, then tell you what would stop the same lockout next winter. For every other fault we run the full set of checks, gas pressure while the burner fires, the flue inside and out, every safety device, heating and hot water in turn. Then a fixed price and a straight answer.

Stanley and villages like Tanfield, Craghead and Dipton stand on high, open ground. They get colder than the coast, and the wind has little to stop it. Most of the faults we fix up here follow from that.
Frozen condensate pipes
A modern condensing boiler drains water away through a plastic pipe, and where that pipe runs outside it can freeze solid. The boiler senses the blockage, shows a fault and stops. In Stanley this is a regular call out every winter, often on the first properly cold morning.
Before you ring, you can safely try this:
- Find where the plastic condensate pipe leaves the house. It is usually near the boiler and runs to a drain.
- Pour warm water, not boiling, slowly along the outside section, or hold a hot water bottle against it.
- Once it has thawed, reset the boiler once, following the maker's instructions.
- If it will not reset, or it freezes again, call us.
For a lasting fix we can reroute the pipe to an internal waste where the layout allows, or fit a wider pipe with proper insulation if it has to stay outside.
Wind across the flue
On exposed walls, strong wind across the flue terminal can upset the boiler's air flow, and you get a boiler that lights and then drops out. We check the terminal and where it sits before replacing fans or boards, because swapping parts will not cure a flue problem.
Older homes in South Moor, Annfield Plain and Shield Row
Many of these are older terraces and semis with solid walls. They lose heat quickly, so the heating runs hard for long spells, and pumps, diverter valves and sensors wear faster under that load. A room that never warms up is more often a radiator too small for the room than a boiler too small for the house.
