Boiler servicing in Durham, done properly
An annual service keeps your boiler safe, running efficiently and, on most models, keeps the manufacturer warranty valid. Gas Safe registered engineers covering Durham City and the surrounding villages.
Why an annual boiler service matters
A boiler service is not just a box ticking exercise. It is the one time each year someone qualified looks properly at the thing quietly burning gas in your home.
Three reasons it is worth booking:
- Safety. A service checks for carbon monoxide, faulty seals and poor ventilation. These are not faults you can see or smell yourself.
- Cost. A boiler running out of adjustment burns more gas than it needs to, and small faults caught early are far cheaper than the breakdown they turn into.
- Warranty. Most manufacturers require an annual service by a Gas Safe registered engineer. Miss one and you can invalidate cover that had years left on it.
That last point catches a lot of people out. If your boiler is still under warranty, skipping a service to save money can cost you thousands later.
What we check during a service
Every service we carry out in Durham covers the same ground, whatever the make or model:
- Gas pressure and flow rate against manufacturer specification
- Flue gas analysis, checking combustion is clean and safe
- Seals, casing and combustion chamber inspected
- Heat exchanger, burner and injectors checked and cleaned as needed
- Ventilation and flue routing checked to current standards
- Safety devices and controls tested
- System pressure checked and topped up if needed
- A written record of the checks and readings on completion
If we find something that needs attention, we will tell you what it is, what it will cost and whether it needs doing now or can wait. No pressure and no scare stories.
When should you book?
Late summer and early autumn are the sensible months. Your boiler has sat idle through the warmer weather, and booking before the cold arrives means you are not waiting behind everyone whose heating has just failed in November.
If it has been more than twelve months since the last service, or you have moved into a house and do not know its history, book one now rather than waiting for the anniversary.
Signs your boiler needs looking at sooner
If any of these sound familiar, do not wait for the annual service.
The pressure keeps dropping
Topping the boiler up more than once or twice a year usually means a leak somewhere in the system.

A rumbling boiler often means debris on the heat exchanger, which shortens its life if left.

The flame should be crisp and blue. Yellow or orange means incomplete combustion and needs checking urgently.

Cold patches point to sludge in the system, which makes your boiler work harder than it should.

We are based in Houghton le Spring and work across Durham regularly, covering the city itself and the surrounding villages including Framwellgate Moor, Newton Hall, Pity Me, Belmont, Gilesgate, Nevilles Cross, Langley Moor, Meadowfield, Brandon, Ushaw Moor, Bowburn, Sherburn and Coxhoe.
Durham has a real mix of housing, from Victorian terraces near the city centre to modern estates on the edges, and the heating systems vary just as much. A local engineer who knows the area and the boilers commonly fitted in it will spot problems faster than someone travelling in from further afield.
Landlords and student lets in Durham
Durham has a large rental market, and if you let property you need a Gas Safety Record (CP12) every twelve months for every gas appliance. That is a legal requirement and separate from a service, though the two are usually best booked together.
We are used to working around student tenancies and can arrange access directly with tenants where that is easier. See our landlord boiler service and CP12 page for what is involved.
Want to spread the cost?
Our boiler care plans start from £8 plus VAT per month and include the annual service, so it is covered without having to remember to book it. Priority booking is included, which matters most in the middle of winter.
