Two things make Seaham different from an inland town of the same size, and both change what fails. It sits directly on the North Sea, and its water is at the harder end of the Northumbrian range.

Salt air and the outside of the appliance

Flue terminals corrode noticeably faster here than they do a few miles inland. A corroded or partly restricted terminal makes the fan work harder, and a fan working harder does not last. The boiler usually announces this as a fault that looks electrical, lighting and then locking out moments later, when the actual cause is sitting on the outside wall. The symptom is hot water that goes lukewarm then hot again, flow dropping at the hot tap while the cold is fine, and eventually a rumbling noise when the boiler fires for hot water.

This is the fault most often misdiagnosed here. Scale is a hot water side problem caused by fresh mains water. Sludge is a heating side problem in a closed loop. Paying for a power flush when your radiators are fine and your hot water is not will not fix anything, and we will tell you that rather than take the money.

Former colliery housing

Through Deneside, Parkside, Eastlea and around the harbour there is a lot of older terraced stock where pipework runs under solid floors. A slow leak in that situation is invisible and easy to live with for years, which is why persistent pressure loss is a common call. It is either the expansion vessel, the pressure relief valve or a genuine leak, and those are three different jobs.

Does living on the coast really affect my boiler? +
It affects what is on the outside of the house more than the boiler itself. Flue terminals and external pipework corrode noticeably faster in salt air than they do inland, and a corroded or restricted terminal makes the fan work harder until it fails. It is worth having looked at during a service rather than waiting for a lockout.
My hot water goes warm then hot then warm again. What is that? +
Classic scaling on the plate heat exchanger, and Seaham sits at the harder end of the regional water range so it is more likely here than in Durham or Peterlee. It is a hot water side problem, which means a power flush of your radiators will not touch it. Sometimes the exchanger can be descaled in place, which is far cheaper than replacing it.
