Why caravans and park homes need a specialist

A static caravan or park home runs on LPG, not mains gas, and that is the reason owners struggle to find anyone. A Gas Safe registration on its own does not cover LPG. The engineer needs the specific LPG qualification, and across rural County Durham and the Northumberland coast there are very few who hold it.

The appliances are different too. Caravan boilers, water heaters and cookers are compact units built for a confined space, often fed from bottled gas with a regulator and flexible hose arrangement you simply do not see in a house. Ventilation and flue clearances are tighter and matter more, and the whole structure moves and settles in a way a brick building does not, which is hard on joints and connections.

When you need a gas safety check

  • Letting it out. If you rent your static or park home to holidaymakers, even occasionally, you have the same legal duties as any landlord. That means an annual gas safety check by a registered engineer, a record given to whoever stays, and copies kept.
  • Site requirements. Most holiday parks across the Durham and Northumberland coast require a current gas safety certificate before they will let a van stay on the pitch, and many ask to see it annually.
  • Selling. A current certificate makes a private sale far easier, and buyers increasingly ask.
  • Peace of mind. Confined space, bottled gas, appliances that sit unused for months over winter. That combination is exactly why an annual check matters.

What we check

Every appliance is tested for safe operation and correct combustion. We check the gas tightness of the whole system, inspect the regulator, hoses and connections for wear or perishing, confirm ventilation and flue clearances meet requirements, and test the safety devices on each appliance. You get the certificate on completion.

Cookers, hobs and fault finding

We also service caravan cookers and hobs, and carry out fault finding and repairs on LPG appliances. Those jobs vary too much by appliance and by what we find to publish a single fixed price, so ring us and describe the problem and we will give you a figure before we travel.

Booking several vans together

If you own more than one static, or you manage a park and need a run of vans certificated, we can schedule them into a single visit. That keeps the cost per van down and gets the paperwork done in one go rather than across a season. Ring us with how many and where and we will work something out.

The questions owners ask us most.

How much is a caravan gas safety certificate? +
£75 plus VAT for a full safety check of the gas appliances in a static caravan or park home, with the certificate issued on completion. A boiler service alongside it is £80 plus VAT. If you have several vans to do in one visit, ring us and we will work something out on the price.
Do I legally need a gas safety certificate for my static caravan? +
If you let it out to anyone, even occasionally, you have the same legal duties as a residential landlord: an annual gas safety check by a registered engineer, a record provided to whoever stays, and copies kept. If it is purely for your own family's use there is no legal requirement, but most holiday parks require a current certificate as a condition of the pitch, and it is sensible regardless.
Can any Gas Safe engineer work on a caravan? +
No, and this catches people out. Gas Safe registration on its own does not cover LPG, and it does not cover the leisure accommodation vehicle category that caravans fall under. The engineer needs the specific qualifications. That is why owners across the coast often struggle to find anyone, and it is why we get asked.
How long does the check take? +
Usually around an hour for a typical static with a boiler or water heater, a cooker and a fire. More appliances or a van that has sat unused for a long time will take longer. We would rather take the time than rush it.
My van has been shut up all winter. Is that a problem? +
It is exactly when a check is most worth doing. Regulators and flexible hoses perish, connections work loose as the structure settles, and rodents get into places they should not over a quiet winter. A check before the season starts is far better than finding a problem with the family already in the van.
Do you come out to holiday parks? +
Yes. We cover parks across the Durham and Northumberland coast. If you are on a site, let us know which one when you ring, because we can often line up several vans on the same visit.
What happens if you find something wrong? +
We explain it in plain English and give you a fixed price to put it right. If something is genuinely dangerous we will make it safe and tell you what needs doing, but we will never invent a fault or pressure you into work you do not need.
