The visit, step by step
Hetton le Hole is about 3 miles from our base in Houghton le Spring, under ten minutes down the A182. It is our nearest town after Houghton itself, with Seaham, Chester le Street, Durham and Washington a little further out, and we repair boilers in all of them.
Hetton is mostly ex colliery terraces in the town, Easington Lane and Eppleton, with newer estates built around them. Plenty of the terraces never went over to a combi and still run a heat only boiler with a hot water cylinder upstairs. Many have solid ground floors with heating pipes buried underneath, where a small leak never shows as a puddle.
So the visit starts by listening, then testing: gas pressure while the boiler is firing, the flue, the safety devices, and a run on heating and hot water. If you have a cylinder we also check the pump, the motorised valves and the cylinder thermostat, because in Hetton those fail at least as often as the boiler. Then you get the answer, what it costs, and whether we think it is worth doing. If a part has to be ordered, coming back is no hardship from 3 miles away.

Hetton is mostly old colliery terraces with newer estates built around them. Those two types of house go wrong in very different ways.
Pit terraces with a cylinder upstairs
Plenty of the older homes in Hetton, Easington Lane and Eppleton never went over to a combi. They still have a heat only or system boiler feeding a hot water cylinder in the airing cupboard. When the heating stops on one of these, people assume the boiler has died. Quite often it is a pump that has seized, a motorised valve stuck shut, or a cylinder thermostat that has failed. Those are cheaper jobs than a boiler part, so it pays to have someone check them properly.
Leaks you cannot see
Many terraced houses here have solid ground floors, and the heating pipes run through or under them. A small leak down there never shows as a puddle. You just notice the pressure gauge falling and find yourself topping it up every week or two. Before anyone goes digging, we rule out the two other causes of pressure loss: a flat expansion vessel and a pressure relief valve letting water out through the pipe on the outside wall.
Solid walls and the cold back bedroom
Older terraces tend to have solid walls, which lose heat quicker than modern cavity walls. If one room never gets warm, the boiler is rarely the culprit. It is more likely the radiator is too small for that room or the system needs balancing. We will tell you that honestly rather than sell you a bigger boiler that makes no difference.
Newer estates
On the newer estates the boilers are usually younger combis. Here the calls are more about pressure, frozen condensate pipes in a cold snap, and the odd fan or sensor failure. If the boiler is still under its manufacturer warranty, let us know first.
