The readings you should get from a service
At the end of the visit you should know four things: how much gas the boiler is burning, whether it is burning it cleanly, whether the flue is sound from end to end, and whether the safety devices still cut in when they should. We give you all four, written down.
We also check the pressure in the expansion vessel, the seals, the system pressure and what the heating water looks like. In a lot of Chester le Street terraces the boiler now lives in the kitchen, with a condensate pipe running along an outside wall, so we look at that route too.

A service should give you numbers, not a signature
Plenty of people have paid for a boiler service that lasted ten minutes and ended with a sticker. That is a visual check, not a service. The two tests that matter are the gas rate, where we time the meter and compare the result with what the maker says the boiler should burn, and the flue gas analysis, where a probe in the flue shows whether combustion is right. Without them nobody can tell you the boiler is working properly. They can only tell you it is switched on.

Kitchen boilers in the terraced streets
Near the town centre, many terraced houses had the boiler moved from a back room into the kitchen when the heating was updated. That usually leaves the condensate pipe with a long trip outside to find a drain. Thin plastic pipe on a cold wall is what freezes on a hard morning and locks the boiler out. At the service we look at the route, the pipe size and the lagging, and tell you if it is a risk and what it would cost to fix.
Mid century estates
On the estates built around the middle of the last century, heating layouts are usually simple and easy to get at. The service there is about spotting slow change: a gas rate drifting away from spec, an expansion vessel losing its charge, a seal starting to perish. None of it leaves you cold today. All of it will in time.
Newer builds
Newer houses in and around the town often have a boiler still under the maker's warranty. Worcester Bosch, Vaillant and Baxi all want a yearly Gas Safe service for that cover to hold, so the written record we leave you is worth keeping safe.
Landlords
