How a Newcastle service is carried out
First the numbers. We time the gas meter to get the gas rate and compare it with the maker's figure, then put an analyser in the flue to read combustion. After that the boiler is opened, cleaned and inspected, the seals and safety devices are checked, and the flue is followed along its whole run.
In a lot of Newcastle homes that flue passes through a cupboard, a ceiling void or a neighbour's wall, so we do not stop at the part you can see.
If the property is rented, the gas safety record can be written up at the same appointment and covers every gas appliance and flue in the home.
Servicing boilers in a city of rented homes
Newcastle has a huge rented sector. Heaton, Jesmond, Sandyford, Fenham and Arthur's Hill are full of let houses and flats, and many are shared houses in multiple occupation. A boiler in a shared house works much harder than one in a family home. Five or six people means more showers, heating on at odd hours, and faults that often go unreported until the hot water stops.
Two jobs, one visit
If you let a property, the law requires a gas safety record every twelve months on every gas appliance and flue. That is separate from the boiler service, which keeps the boiler in good order and keeps the maker's warranty valid. We carry out both at the same appointment. Big Victorian terraces
The large terraces in Jesmond, Heaton and Gosforth often have more radiators and more bathrooms than a typical house, so they may run on a system boiler with a hot water cylinder rather than a combi. On a service we check the boiler and look at how the rest of the system is behaving, because a boiler serving a big house on old pipework has plenty to cope with.
Tyneside flats
In the upstairs and downstairs flats around Heaton, Byker, Benwell and Elswick, each flat usually has its own boiler. Flues can be long or hidden and condensate pipes can travel a fair way outside. We check both properly on every visit.
The warranty point
Worcester Bosch, Vaillant and Baxi all make a yearly service by a Gas Safe engineer a condition of the warranty. For owner occupiers in Kenton, Lemington or Walker that is the main reason to book each year, along with catching wear before it becomes a breakdown.
