What is actually measured during the service

Gas rate measured and compared against the manufacturer figure, which is the single most useful number in the whole visit. Flue gas analysis to confirm combustion is correct. Flue integrity checked along its full run, including any concealed sections in a flat. Every safety device tested rather than looked at. Seals, the condensate route, the expansion vessel charge, and system pressure all checked.

You get told what was measured and what it means, plus anything that is heading for a problem. If your gas rate is drifting or your condensate is going to freeze, that is worth knowing in September.

For rented property the gas safety record is issued on the same visit, covering every gas appliance and flue in the property.

Why a service matters more in Newcastle than most places

A very large share of Newcastle housing is rented. Heaton, Fenham, Sandyford, Jesmond and Elswick between them hold thousands of let properties and shared houses, and rented boilers have a harder life than owner occupied ones. They get used more heavily, reset more often, and reported later.

The landlord obligation, and the sensible way to meet it

If you let property you need a gas safety record every twelve months, carried out by a Gas Safe registered engineer, on every gas appliance and flue. That is a legal requirement rather than a recommendation. What is optional is doing it as a separate visit from the service, and there is no good reason to. We do both in one appointment and issue the record on the day.

If you hold several properties across the city, putting them on one schedule saves a surprising amount of administration, and it means the certificates do not expire one at a time throughout the year.

Student houses and the timing that actually works

In shared houses the sensible time is before the tenancy year starts, not in December when the heating is already being hammered and a breakdown means an emergency call out and an unhappy tenant. Servicing in late summer or early autumn costs the same and avoids all of that.

Tyneside flats and access

In an upper flat the flue and the condensate frequently run past somebody else's property, and a service is when problems with either get spotted cheaply rather than discovered during a January breakdown. It is also when we can tell you whether a condensate route is going to freeze this winter, which is a five minute observation that saves a call out.

The warranty condition nobody reads

Nearly every manufacturer makes an annual service a condition of the warranty. Worcester Bosch, Vaillant, Baxi and Ideal all do. Miss one and the cover can be treated as lapsed, which matters most on exactly the expensive parts you would want to claim for. The service costs a fraction of a heat exchanger.

Usually around an hour for a single boiler, longer if there are several appliances or the flue has concealed sections to inspect, which is common in flats.
When is the best time to book? +
Late summer or early autumn. Everything the service catches is cheaper to fix then than during a December breakdown, and in student property it means the heating is right before the tenancy year gets going.
