What the visit covers in a flat or a terrace
The diagnostic is the whole system rather than the fault code. Gas inlet pressure tested with the boiler under load, the flue checked for blockage and leaking joints, every safety device tested, and the appliance run through heating and hot water before anyone names a cause.
In a flat or a terrace there is nowhere to hide mess, so we do not make any. Floor protection goes down first and everything is cleared before the engineer leaves. Where access is shared or the flue affects a neighbouring property, we raise it at the survey rather than on the day.
Then you get one fixed price and a plain explanation. If the boiler is old enough that another repair is throwing money away, you will be told that, with a realistic replacement figure and no pressure attached.

Tyneside flats, where access decides the job
Upper and lower flats are the reason so many Newcastle repair quotes come back vague. Hot water faults in the bigger terraces
Heaton, Jesmond and Sandyford are full of Victorian terraces that have gained a loft conversion and a second shower room. The combi that was adequate for the original house then starts failing to keep up, and the fault that shows up is usually the diverter valve. That is a known part at a known price, not a dead boiler, and it is worth knowing the difference before somebody quotes you a replacement.
Rented and student property
A large share of Heaton, Fenham and Sandyford is let, often to several tenants. Two things follow. Boilers in shared houses get reset far more often than boilers in family homes, and repeated resets on a lockout turn a cheap fault into an expensive one. And access is usually the bottleneck rather than the work, so we arrange directly with tenants and issue the Gas Safety Record alongside the repair paperwork.
