Inside a Newcastle diagnosis
Newcastle is about 12 miles from Houghton le Spring, roughly 25 to 30 minutes by road on the A1 or through the Tyne Tunnel, depending on which side of the city you are on. Gateshead, Washington, South Shields, Stanley and Chester le Street all sit on the way, and we repair boilers in every one of them.
Few cities pack so many kinds of housing into so few miles. Victorian terraces in Jesmond and Heaton with three floors of radiators. Tyneside flats in Fenham and Byker, each with its own boiler and a shared back wall. Shared houses and student lets where the landlord needs a Gas Safety Record every twelve months and the boiler is reset by whoever is in. Plainer semis in Kenton and Lemington with a standard combi.
A fault code tells you where the boiler noticed a problem, not always where the problem is. So we fire the burner and read the gas pressure while it runs, check the flue for blockages and sound joints, test the safety devices one by one, then run heating and hot water in turn. In a flat we weigh up access and the pipe route before we give a price, so the figure does not shift on the day.

On the other, a row of Tyneside flats, each with its own boiler. A few streets on, a house let room by room to students or young workers. The faults follow the building.

These are big houses, often extended upwards with a loft room and a second bathroom. The heating was usually added to over the years, so pipe runs are long and some radiators sit a long way from the boiler. Typical calls are hot water that fades when two outlets run, top floor radiators that stay cool, and pumps worn out from pushing water round a large circuit. A diverter valve or a pump is a known repair at a known price. A combi that is simply too small for the house as it is now is a different conversation, and we will have it honestly.
Tyneside flats in Heaton, Fenham, Arthur's Hill and Byker
Each flat has its own boiler, but the building is shared, and that shapes the repair. Condensate pipes can travel a long way before reaching a drain. Upstairs flats often have flues that pass near the flat below. Before we price any work on the flue or condensate, we look at the actual route. HMOs and rented homes across the city
Shared houses put heavy demand on one boiler, and tenants tend to press reset rather than report a fault. Resetting again and again can turn a small fault into a costly one. Plainer layouts further out
In Kenton, Lemington and parts of Walker and Benwell, many homes have simpler layouts and a standard combi. The faults there are the everyday ones: a sensor, an electrode, a fan. With the common parts on the van, those are often fixed on the first visit.
