What the visit covers in a flat or a terrace

The diagnostic is the whole system rather than the fault code. Gas inlet pressure tested with the boiler under load, the flue checked for blockage and leaking joints, every safety device tested, and the appliance run through heating and hot water before anyone names a cause.

In a flat or a terrace there is nowhere to hide mess, so we do not make any. Floor protection goes down first and everything is cleared before the engineer leaves. Where access is shared or the flue affects a neighbouring property, we raise it at the survey rather than on the day.

Then you get one fixed price and a plain explanation. If the boiler is old enough that another repair is throwing money away, you will be told that, with a realistic replacement figure and no pressure attached.

The boiler faults we are called to most in Newcastle

Tyneside flats, where access decides the job

I live in an upper Tyneside flat. Does that make a repair harder? +
Sometimes, and it is worth being upfront about it. The flue and the condensate frequently run over or past the flat below, so a fault involving either needs the route looking at rather than guessing. Very common in Heaton and Jesmond terraces. Usually it is the diverter valve rather than the boiler, which is a known part at a known price. Occasionally the honest answer is that the combi is undersized for the house as it is now, and we will say so rather than fitting a part that will not solve it.

The tenants keep resetting the boiler. Is that a problem? +
It is one of the most expensive habits in heating. One reset is reasonable. Repeatedly resetting an ignition lockout means gas going into a chamber that is not lighting it, and repeatedly resetting an overheat means firing into a system that cannot carry the heat away. Both cause damage beyond the original fault.
