Your legal obligations as a landlord

As a landlord, you are legally required under the Gas Safety (Installation and Use) Regulations 1998 to have all gas appliances, fittings and flues serviced and safety-checked annually by a Gas Safe registered engineer. You must provide tenants with a copy of the Gas Safety certificate within 28 days of the check, and keep records for at least two years.

What is a boiler service plan? +
An annual boiler service plan is a great option for spreading the cost of your boiler’s service throughout the year rather than having to pay for it all at once, whilst also giving you peace of mind that your boiler’s service is covered without you needing to do anything. It’s particularly important to get your boiler serviced regularly to meet the terms of any manufacturer warranty you may have, which in some cases can be 10 years or more, so it’s worth ensuring that it stays valid to cover the cost of any parts or repairs. Regular servicing also keeps your boiler running as efficiently as possible, keeping the cost of your energy bill down, as well as highlighting any potential issues before they escalate into a more expensive problem.
What does a boiler service include? +
Your HomeServe Gas Safe registered engineer will follow a comprehensive Heating and Hot Water Industry Council (HHIC) checklist to make sure everything has been tested and is working well. This includes: - A visual inspection of the boiler - Operation, control and safety checks - Combustion performance of flue gases - Stripping and cleaning the main boiler components where necessary - Making a record of each test - Ensuring the boiler is safe for use
How long does a boiler service take? +
A boiler service usually takes less than an hour, though it could take longer depending on your boiler.
Is it a legal requirement to service my boiler? +
It is not a legal requirement to get your boiler serviced, however if you don’t get your boiler serviced annually you may invalidate your boiler warranty. If you are a landlord, you’ll legally need to provide a yearly gas safety record to your tenants.
How often should a boiler be serviced? +
There’s no set time of year to get your boiler serviced, the most important thing is that you’re having it done once a year.
