What the visit covers, and why we check the flue here

Every repair starts with a full check rather than the obvious fault. Gas inlet pressure under load, flue condition and integrity, every safety device tested, and the boiler run through heating and hot water before a cause is given.

On the higher and more exposed parts of Gateshead we pay particular attention to the flue terminal and the condensate route, because persistent wind and cold are what bring boilers down here. A fan working against a partly obstructed terminal does not last, and it is far cheaper to catch that than to replace it.

The boiler faults we are called to most in Gateshead

Gateshead climbs. The riverside and Bensham sit low and dense, and by the time you reach Whickham, Sunniside and Marley Hill you are on genuinely exposed ground several hundred feet higher. That altitude difference is not cosmetic, and it shows up clearly in the calls we take.

The high ground freezes first

Every winter the first hard frost produces a run of lockouts, and they do not arrive evenly across the borough. Whickham, Sunniside, Marley Hill and the streets above Low Fell go before the riverside does. The cause is almost always the condensate pipe, and the fix is thawing it. The point worth making is that it will happen again next winter unless the pipe is rerouted internally or insulated properly, and we will tell you which yours needs.

Dense terraced streets and flats

Through Bensham, Saltwell and Felling the housing is tight, often terraced or Tyneside flats, and boiler positions are constrained. Condensate frequently runs down an external wall to a gully, and flue terminals sit close to windows and boundaries. None of that stops a repair, but it does mean an engineer needs to look at the route rather than assume it.

Larger properties towards Low Fell and Whickham

The bigger detached and semi detached houses up the hill produce the opposite problem. Several bathrooms, a long run of radiators, and quite often a combi that was undersized when it went in. The fault that surfaces is usually hot water failing under demand, and the honest diagnosis separates a failed diverter valve from a boiler that was never big enough for the house.

Pressure that will not hold

A gauge dropping week after week is one of the most common calls across the whole borough. It is one of three things: a failed expansion vessel, a pressure relief valve passing water out through the discharge pipe, or a leak. Altitude, genuinely. Whickham, Sunniside and Marley Hill sit a long way above the riverside and get colder sooner. The first thing to freeze is the condensate pipe, which shuts the boiler down and shows a lockout. Thawing it restores heating, and rerouting or properly insulating the pipe stops it recurring.

We measure the incoming mains flow before recommending either, because a bigger boiler cannot heat water that never reaches it.
