Durham gas work: rentals, old buildings and LPG

Gas safety records for student houses and HMOs

A landlord must have every gas appliance, flue and the pipework checked once a year by a Gas Safe engineer. A copy of the record has to reach existing tenants within 28 days of the check, and new tenants before they move in. In a shared house in the city that can mean a boiler, a hob or two and sometimes an old gas fire, all checked on one visit. Summer, between tenancies, is a handy window while houses are empty, but it gets busy, so book ahead. If you own several properties in Durham, we can group them together.

Gas fires in old stone houses

Plenty of older houses near the centre and in areas like Gilesgate still have working chimneys with a gas fire fitted. An old chimney in a stone building can have a cracked liner, loose debris, or another flue joining it lower down. Smell gas? Get everyone out and call 0800 111 999. On LPG, close the valve at the tank or cylinder if you can reach it safely. Once the emergency service has made things safe, we trace and repair the leak.

On the day, the engineer shows the Gas Safe card, does the work and talks you through anything found. If an appliance is unsafe, we explain the risk in plain terms and what the regulations require us to do about it.

On price, boiler fault finding is a fixed price diagnosis from £96, with no call out fee added. A boiler service is from £80 + VAT. Landlord checks, fire services and cooker connections depend on how many appliances are involved, so we price them when you book, before we set off.
