Inside a Durham power flush
Our flushing rig connects into the circuit, normally where the pump sits, and a cleaning agent is mixed into the water. The rig pushes it round far harder than your own pump could, and we switch the direction of flow regularly so settled deposits are stirred up and carried away.
Radiators are dealt with one by one. We shut the rest off, send the full flow through a single radiator, and tap along it to loosen what has built up inside. Waste water is dumped to drain and replaced until it comes back clean.
After that comes fresh water, a dose of inhibitor and a magnetic filter on the return. In a rented house that filter is especially handy, because it gives whoever services the boiler an easy way to see how dirty the water is getting from one year to the next.
Not every system needs the full treatment. A lightly dirty one may only need a chemical clean, which is a smaller job, and we tell you which applies before booking anything.

Durham is about 7 miles from our base in Houghton le Spring, and it gives us a wider spread of heating systems than almost anywhere else we work. Three kinds of property come up again and again.
Student lets and shared houses
Around the city, a lot of houses are let to students and other sharers. The heating gets heavy use for part of the year and sits idle over the summer. Radiators get knocked, valves get fiddled with, and small leaks get topped up with fresh water, which brings in oxygen and speeds up corrosion. Often the first sign is a tenant message saying one room will not warm up. For landlords, a flush in a quiet spell between tenancies means nobody goes without heat while we work.
Older stone and brick houses in the city
In and around the city centre conservation area, many houses are far older than their heating. Pipework has usually been added in stages, routed round thick walls and through old floors, with long runs out to the rooms at the far end. Sludge gathers in the low points and the most distant radiators suffer first.
The villages
Out at Brandon, Meadowfield, Ushaw Moor, Bearpark, Sherburn and Bowburn, plenty of houses have kept the same system for decades while boilers came and went. Each boiler swap drains the water and dilutes the inhibitor. Unless someone doses it again, the corrosion simply carries on.
Signs to watch for
- Radiators hot at the top but cold along the bottom.
- A room that never gets properly warm while the rest are fine.
- Heating that takes longer to come up to temperature each winter.
- A boiler that fires, cuts out, then fires again.
- Rumbling or knocking while the boiler runs.
- Dark water when you bleed a radiator.
When a flush will not help
If the radiators are fine but the hot water is poor, the fault is on the hot water side of the boiler. Flushing the heating circuit does nothing for that, and we will tell you so rather than sell you one.
Before a new boiler
Nearly every manufacturer wants the system cleaned to BS 7593, with a filter fitted, before its warranty applies. If a new boiler quote says nothing about the system water, ask why.
