What a proper flush actually involves
A pumping unit is connected to the system and cleaning chemicals are circulated at high flow, reversing direction repeatedly to lift debris that sits in the slow spots. Radiators are worked individually so each one is cleared rather than just the easy ones, and the water is dumped and refreshed until it runs clean.
The system is then refilled, dosed with inhibitor to slow the corrosion starting again, and a magnetic filter fitted so future magnetite is caught rather than circulated. Without inhibitor and a filter, a flushed system simply begins silting up again from day one.
Most domestic systems take the best part of a day. You get told beforehand whether yours needs a full power flush or whether a chemical clean will do, because they are different jobs at different prices and not every system needs the bigger one.
Why Durham systems silt up, and how to tell
Every sealed heating system slowly makes its own dirt. Steel radiators corrode from the inside, and the iron oxide that produces, magnetite, ends up circulating with the water and settling wherever flow is slowest. Given twenty or thirty years, any system will carry a serious amount of it.
Durham has a lot of housing old enough for that to matter. The villages out at Bearpark, Ushaw Moor, Brandon, Sherburn, Coxhoe and Bowburn carry older stock with original pipework, and inside the city there is a large rented and student sector where systems are used hard and looked after late.
The signs, in the order they usually appear
- Radiators warm at the top and cold at the bottom. That is sludge. Cold at the top and warm at the bottom is air, which is a different and much simpler problem.
- One or two radiators that have never really worked while the rest are fine.
- The heating taking noticeably longer to come up to temperature than it used to.
- The boiler firing and then shutting down repeatedly, which is it protecting itself because heat cannot leave fast enough.
- Noise from the boiler when it fires, a rumble or a knocking.
- Black water when you bleed a radiator. If it comes out dark, the system is telling you directly.
Why it matters most before a new boiler
A modern condensing boiler has a heat exchanger with far narrower waterways than whatever came out. Debris the old appliance shoved around for years will block a new one within a season. That is why nearly every manufacturer now requires the system cleaned in line with BS 7593 and a filter fitted for the warranty to stand.
Which means a cheap installation that skips the flush is not cheap. It has moved the cost to later and taken your warranty with it. If you are getting quotes for a new boiler in Durham, ask each one what they are doing about the system water.
When a flush is not the answer
Worth saying plainly, because plenty of people are sold one they do not need. If your radiators are fine and it is your hot water that has gone unreliable, the problem is on the hot water side and flushing the heating circuit will not touch it. We test the system water before recommending anything, and if a flush will not help you we will say so.
