Fitting boilers around a cathedral city

Durham is not one kind of place. Old stone and brick houses near the centre sit in a conservation area, where a flue cannot just go through whichever wall is closest. Streets in Gilesgate and around Neville's Cross are full of rented houses shared by students. Further out, places like Framwellgate Moor, Belmont and Bowburn are mostly ordinary family homes.

What Durham property means for a new boiler

Three things shape most installations we do here: the conservation area, the rented market and the more ordinary estates round the edge of the city.

Older houses in the conservation area

In the city centre, the look of the street matters. Planning rules can stop a flue terminal appearing on the front of a building, so the boiler may need to go in a different room from the old one, with the flue coming out at the back or up through the roof. Condensate may need a longer run to reach a drain. None of that is unusual, but it has to be planned at the survey. If your house is listed or in the conservation area, mention it when you ask for a price.

Student lets and shared houses

A house with four or five tenants uses hot water very differently from a family home. Several people want a shower between eight and nine in the morning. A combi on its own often struggles with that, so for bigger lets we usually recommend a system boiler with a cylinder big enough for the house. Landlords also need a gas safety certificate every year, and a new boiler is a good point to get the whole property checked. Many landlords choose to replace the boiler over the summer, when the house is empty between tenancies, which makes access simple.

Family homes round the edge

Semis and detached houses at Newton Hall, Pity Me, Belmont and Framwellgate Moor are usually straightforward. The boiler tends to be in the kitchen or garage and a combi swap in the same place is common. If the house still has a cylinder and loft tanks, a combi conversion is an option we will price for you.

Villages to the west and east

Brandon, Meadowfield, Ushaw Moor, Bearpark, Sherburn and Bowburn have a mix of older terraces and newer estates. Exposed spots can freeze an outside condensate pipe, so we drain it indoors where possible. A few outlying houses are not on mains gas and run on LPG or oil. If that is you, tell us up front.

How pricing and fitting work

New boilers start from £1,790 fitted. The fixed price covers the boiler, flue, labour, system clean, magnetic filter, removal of the old boiler, certificates and warranty registration, with warranties of up to 12 years depending on the model. On the day we protect the floors, remove the old boiler, clean the system, fit and commission the new one, and show you or your tenants how the controls work. A straight swap usually takes a day. A relocation or a conversion takes longer, and you will know in advance.
