How a Newcastle flush runs on the day
Before the day, we sort out the practical side. In an upstairs Tyneside flat, that means agreeing where the flushing rig will sit and where the dirty water will go. In a big terrace, it means knowing how many radiators and floors we are dealing with so enough time is booked.
On the day the rig is connected and a cleaner is added. The flow is driven hard and reversed at intervals, and each radiator is isolated and cleared in turn. In a tall terrace that includes the top floor radiators, which are often the worst because they sit furthest from the boiler.
Once the water returns clean, we refill, add inhibitor and fit a magnetic filter so the system stays that way. A typical flat or smaller house is done in a day. The larger terraces can take longer, and you will know that from the quote.

Big Victorian terraces in Jesmond, Heaton and Sandyford
These houses hold a lot of water. Large rooms need large radiators, and several floors mean long pipe runs. All that steel corrodes slowly into the system, and because there is so much capacity, the early signs are easy to miss. By the time someone notices a cold top floor bedroom, a heavy load of sludge can be sitting in the pipes. These jobs take longer, so we price them from what we find rather than from a guess over the phone.
Tyneside flats
Upper and lower Tyneside flats usually each have their own boiler and their own small system. Less water means trouble shows up sooner, which is actually handy. The challenge is practical. An upstairs flat has little room for our equipment and no obvious place to get rid of dirty water, so we plan that before we arrive and the day runs smoothly.
Rented homes and HMOs
Heaton, Fenham, Arthur's Hill and Sandyford all have lots of rented homes and shared houses. Tenants rarely mention a radiator that is a bit cool. They ring when the whole house is cold. Meanwhile a dirty system wears out pumps and motorised valves, and the landlord pays for each one in turn. Cleaning the water deals with the cause instead of the string of repairs.
What a flush will not fix
A power flush clears sludge from the heating side. It will not improve a weak shower or lukewarm taps on a combi, because hot water comes from the mains through a separate part of the boiler. If your radiators are fine, we will tell you a flush is not the answer.
