What a proper flush involves

A high flow pumping unit is connected and cleaning chemicals circulated, with direction reversed repeatedly to lift debris out of the places normal circulation never reaches. Every radiator is worked individually, and the water is dumped and refreshed until it runs clear rather than until the clock says stop.

Afterwards the system is refilled, dosed with inhibitor to slow corrosion restarting, and a magnetic filter is fitted so future magnetite is captured instead of circulated. A flush without those two is a temporary result.

In a flat we agree the rig position and the water disposal route before the day rather than working it out on arrival. Most domestic systems take the best part of a day, and larger terrace systems can take longer, which we tell you when quoting.

Two very different flushing jobs in one city

Newcastle housing splits the job cleanly in two, and pricing them the same way is how people get quoted badly.

Large Victorian terraces

Through Heaton, Jesmond, Sandyford and Gosforth the houses are big, with high ceilings, large radiators and often three floors. That means a lot of water in the system and a lot of steel to corrode into it. A system like that can carry a genuinely substantial amount of magnetite before anyone notices, because the sheer capacity masks the early symptoms.

Those systems take longer to flush properly and have more radiators to work individually. The one thing not to do is quote them off a radiator count over the phone without knowing the state of the water.

Tyneside flats and smaller systems

Smaller systems hold less water, so they show symptoms sooner, which is actually helpful. The complication is access. A flushing rig needs somewhere to sit and a route for dumping water, and in an upper flat neither is as straightforward as in a house. It is entirely doable, and we do it regularly, but it wants looking at rather than assuming.

Rented property, where nobody notices until it is bad

A large share of Heaton, Fenham and Sandyford is let. Tenants tend to report a cold house rather than a cool radiator, so problems are further along by the time anyone rings. For landlords the useful point is that a sludged system kills pumps and motorised valves early, so the cost shows up as a run of small repairs long before anyone mentions flushing.

The honest limit of what a flush does

It restores circulation in a system carrying magnetite. It does nothing whatsoever for hot water problems, because your hot water comes from fresh mains water through a different part of the boiler. If your radiators are fine and your showers are not, a flush is the wrong purchase and we will tell you so.

Can you power flush a Tyneside flat? +
Yes, regularly. The only real complication is where the rig sits and how the water is dumped, which in an upper flat needs agreeing beforehand rather than working out on the day. The flush itself is the same job.
My house is a big Victorian terrace. Does that change the price? +
It can, because there is more water, more radiators and more to work through. We price from the actual system rather than a guess, and we test the water first so you are not paying for a flush a chemical clean would have covered.
How do I know I need one? +
Radiators warm at the top and cold at the bottom, dark water when you bleed one, heating taking much longer to warm up, or a boiler firing and cutting out repeatedly. In a big terrace the early signs are easy to miss because the system capacity hides them.
Will it help my hot water? +
No. Hot water comes from fresh mains water through a separate part of the boiler, and flushing the heating circuit does not touch it. If your radiators are fine and your hot water is not, you need a different diagnosis.
I am a landlord. Is it worth doing between tenancies? +
Often yes, and it is the easiest time for access. A sludged system kills pumps and motorised valves early, so the cost tends to arrive as a run of small repairs. Dealing with the cause once is usually cheaper than the sequence.
