What the day involves

A pumping unit is connected and cleaning chemicals circulated at high flow, with the direction reversed repeatedly to lift debris out of the slow spots. Every radiator is worked individually rather than just the accessible ones, and the water is dumped and refreshed until it runs clear.

The system is refilled, dosed with inhibitor so corrosion restarts more slowly, and a magnetic filter fitted so future magnetite is caught rather than circulated. Skipping either of those means the system starts silting up again immediately.

Being local matters for a job this length. We are not building travel into the day, and if a radiator needs another look a fortnight later that is a short run rather than an appointment.

Why the housing here holds so much sludge

Houghton and the villages around it carry a lot of older property, much of it former colliery housing at Hetton, Easington Lane, Philadelphia and Newbottle. Systems in that stock have often been running for decades, sometimes with the original radiators, and every year of that adds magnetite to the water.

Solid floors make it worse

In a great deal of the older terraced housing here the pipework runs under solid floors. That has two consequences. Flow is easier to restrict because the runs cannot be altered, and the slow spots where debris settles are exactly the places nobody can get at. A chemical clean poured in and left rarely shifts that. High flow with reversing direction is what actually moves it.

Cylinder systems and where the dirt collects

Plenty of property round here still runs a heat only boiler with a cylinder rather than a combi, and those systems have more components for debris to foul. Pumps and motorised valves both fail early on a dirty system, and both get replaced regularly by people who never dealt with the cause. Fitting a new pump into sludge is an expensive way to buy yourself eighteen months.

How to tell before you spend anything

Bleed a radiator into a jar. If the water comes out dark or black, you have your answer. Feel the radiators when the heating has been on a while: warm at the top and cold at the bottom is sludge, cold at the top and warm at the bottom is air. And if the boiler fires then shuts down repeatedly, that is it protecting itself because heat cannot get away.

Before a new boiler, not after

Manufacturers require the system cleaned to BS 7593 and a filter fitted for the warranty to stand, because a modern heat exchanger has narrow waterways that block. Doing it at the same time as an installation is efficient. Doing it afterwards, because the new boiler has blocked, is not, and the warranty claim will very likely be refused.

How do I know if my system needs it? +

Is a chemical clean the same thing? +
No. A chemical clean is cleaner circulated by your own pump and then drained, and on a mildly dirty system it is enough. A power flush uses a separate high flow pump and reverses direction to shift what has settled in the slow spots. On older systems here, particularly with pipework under solid floors, the chemical clean often will not touch it.
How much does it cost and how long does it take? +
From £450 plus VAT depending on the number of radiators and the state of the system, and most domestic jobs take the best part of a day. You get a fixed price before we start.
My pump keeps failing. Is that related? +
Very likely. Pumps and motorised valves both fail early on a dirty system. Replacing the pump without cleaning the system buys you a year or so and then the same thing happens, which is an expensive cycle to be in.
Will it definitely fix my cold radiator? +
Usually, if the cause is sludge in the radiator or a blocked leg. Sometimes the valve is the problem instead, which is far cheaper. We establish which before quoting you a flush.
