A flush day in Houghton, from start to finish
We arrive first thing, which is easy when our base is in the same town. Dust sheets go down, and we check the boiler and pump before anything else, since a flush works them hard.
Next the flushing unit is plumbed in and a cleaning chemical goes into the water. It is driven round at high flow and the direction is flipped again and again, so debris lying in bends and at the far ends of radiators gets lifted out. Each radiator has its own turn with the others shut off. Dirty water goes to drain and fresh water comes in until the return runs clear.
To finish, the system is refilled and dosed with inhibitor, and a magnetic filter goes on the boiler return if one is not there already. Then we balance the radiators so heat reaches every room evenly.
Because we are local, popping back later to look at a stubborn radiator is a short trip rather than a special journey.
Houghton housing and why sludge builds up
We see the inside of a lot of heating systems round here, and the houses fall into three rough groups. Each group tends to go wrong in its own way.
Former colliery terraces
The older terraces in Houghton, Newbottle, Philadelphia and Chilton Moor were built long before anyone had central heating. When it went in, the pipes went wherever they could: along skirting boards, through solid floors, up the back of chimney breasts. Pipework buried under a solid floor cannot easily be rerouted, and its low points are exactly where black iron sludge settles. Pouring a cleaner in and leaving it will not reach that. It needs real flow, pushed both ways.
1960s and 1970s estates
Many of the estates around Shiney Row, Penshaw and Burnside have systems that were altered bit by bit over the years. A new radiator here, a replacement boiler there, perhaps a switch from a tank and cylinder to a combi. Every time the water is drained, the protective inhibitor goes down the drain with it. After decades of that, steel radiators corrode from the inside, and the pump, valves and boiler all end up breathing in the result.
Newer private estates
Newer houses around Herrington and Bournmoor usually have plastic pipe and a combi. They sludge up more slowly, but they still do, especially where nobody ever fitted a filter. A modern boiler has narrow waterways, so it does not take much debris to cause trouble.
Check it yourself first
With the heating on for half an hour, run your hand down each radiator. A hot top and a cold bottom is the sludge pattern. Then hold a jar under a bleed valve and open it a touch. Clear water is good news. Dark grey or black water means iron oxide is going round your system, and that is the evidence you want before spending anything.
New boiler on the way?
Manufacturers expect the system to be cleaned to BS 7593 and fitted with a filter before they stand behind their warranty. Cleaning at the same time as the install costs less and protects the new boiler from its first day.
