When a power flush is worth paying for

Power flushing gets sold too readily, so here is the honest version. It is worth doing when several radiators are warm at the top and cold at the bottom, when the water runs black as you bleed them, when the boiler bangs or kettles as it fires, or when the whole system is slow to heat up. All of those point to debris in the water.

It is not the answer when a single radiator is cold all over, which is normally a valve or an airlock, and it is not a way to rescue a system that is failing for another reason. We look before we quote and we will tell you which one you have got.

Why heating systems across Tyne and Wear sludge up

The county is a mix of stock and each part of it fails in its own way. The Victorian and Edwardian terraces along the coast and through the older parts of Sunderland, Gateshead and South Shields tend to have been converted more than once, so you often find modern pipework joined onto sections that have been in the wall since the sixties. The new town estates around Washington went in quickly with steel radiators and, in a lot of cases, microbore pipe. The post war semis across Houghton le Spring, Hetton le Hole and the old pit villages sit somewhere between the two.

What they share is chemistry. Steel radiators and water produce iron oxide, and without a corrosion inhibitor doing its job the black magnetite sludge builds up year after year. It settles in the bottom of radiator panels, in the low legs of the pipework and eventually in the boiler heat exchanger, which is the expensive place for it to end up.

Water hardness varies across the patch as well. It is softer along the Sunderland coast and noticeably harder over the Durham limestone to the south and west, which changes how quickly scale forms alongside the corrosion. How we flush a system

We connect a high flow pump to the system and circulate a cleaning chemical through it, reversing the direction repeatedly so the debris is lifted out of the low points instead of being driven further in. Every radiator is then isolated and flushed on its own, which is the step that actually clears a badly blocked panel.

When the water comes back clear the system is drained, refilled and dosed with a corrosion inhibitor, and we balance the flow across the radiators before we leave. We will also tell you whether a magnetic filter is worth fitting, because it catches what forms later rather than letting it circulate.

Do you flush the system before fitting a new boiler? +
Yes. Fitting a new boiler onto a dirty system is how new heat exchangers get blocked, and most manufacturer guarantees expect the system to have been cleaned. It is part of how we quote a new boiler.
How do I know sludge is the problem? +
The usual signs are radiators cold at the bottom, a boiler that bangs or kettles when the heating fires, slow warm up, and black water when you bleed a radiator. Any of those is worth a look.
