Power Flushing in
Sunderland

Do you actually need a power flush in Sunderland?
Plenty of firms will sell you one whether you need it or not. We would rather check first. If your system just needs the filter cleaning or a couple of radiators balancing, we will tell you that and charge you accordingly.
You probably do need one if radiators are cold at the bottom and warm at the top, if the water runs black when you bleed them, if the boiler is kettling or banging, if the system takes noticeably longer to come up to temperature than it used to, or if you are having a new boiler fitted onto old pipework.
That last one matters. Fitting a new boiler onto a sludged system will void most manufacturer warranties, and it will wreck the new heat exchanger given long enough.
Why Sunderland systems sludge up
Sunderland housing runs from Victorian terraces in Hendon and Roker through to post war semis in Grindon and Pennywell and newer estates at Doxford Park. Different ages, same underlying problem: iron radiators and steel pipework sitting in water for decades.
Older terraces with original pipework
Many of the terraces around Hendon, Millfield and Roker still run on pipework that has never been chemically cleaned. Decades of corrosion gives you magnetite, the black iron oxide sludge that settles in the bottom of every radiator.
Systems that have never had inhibitor
Corrosion inhibitor is what stops the process. It gets diluted every time the system is drained for a radiator change and rarely gets topped back up. Plenty of the systems we open up have none left at all.
Extensions and part replaced systems
Where new copper or plastic has been joined onto old steel, the mix accelerates corrosion. Common in the Silksworth and Farringdon extensions we see.
No magnetic filter fitted
A magnetic filter catches the debris before it reaches the boiler. If there is not one on your system, everything that comes loose ends up in the heat exchanger and the pump.
What a power flush with us actually involves
We connect a pump to your system and run a chemical cleaner through it at high flow, reversing direction to shift what has settled. Each radiator is flushed individually where it needs it, rather than just pushing water round the loop and calling it done.
Once it runs clear we neutralise, refill, and add a corrosion inhibitor so the sludge does not simply come back in eighteen months. Where there is no magnetic filter fitted we will recommend one, because it is the single thing that keeps a flushed system clean.
Most Sunderland houses are a one day job. Larger systems or heavily blocked ones can take longer, and we will tell you that before we start rather than halfway through.
