What the fixed price covers

What actually decides the job in Gateshead
Two things shape a boiler installation here more than the brand on the front, and neither gets mentioned in most quotes.
Where the flue can terminate
Through Bensham, Saltwell, Felling and the denser terraced streets, houses sit close together and boiler positions are constrained. A flue has to terminate a set distance from windows, doors and the boundary, and in tight terraced housing and Tyneside flats those clearances genuinely limit where the appliance can go. Sometimes the boiler cannot return to the wall it came off. That is normal work, but it has to be established at the survey rather than on the morning.
Where the condensate goes, given the weather up the hill
This is the one that matters most and gets designed worst. Whickham, Sunniside, Marley Hill and the streets above Low Fell freeze earlier and harder than the riverside. A condensate pipe run outside in thin uninsulated pipe on an exposed wall will fail, and the boiler will shut down on the coldest morning of the year.
On any installation up the hill we route the condensate to an internal waste wherever the layout allows, because then there is nothing outside to freeze at all. Where it genuinely has to go out, it goes in the correct diameter and properly insulated. Designing that in at installation costs almost nothing. Retrofitting it after a January breakdown costs a call out and a cold house.
Sizing, and why bigger is not better
The larger properties at Low Fell, Whickham and Ryton do need more capacity, but an oversized combi in a compact terrace short cycles, which burns gas and wears the appliance out early. We size from the property, the radiators and the real hot water demand rather than matching whatever was there before.
Where a house has more than one bathroom we measure the incoming mains flow rate before recommending a combi, because a combi can only heat the water that reaches it. If the mains supply cannot deliver, a bigger boiler changes nothing and a system boiler with a cylinder is the honest answer.
Cleaning the system first
A modern boiler has far narrower waterways than whatever is coming out. Nearly every manufacturer requires the system to be cleaned in line with BS 7593 and a filter fitted for the warranty to stand. A quote that leaves the flush out is not cheaper, it has moved the cost to later and taken your warranty with it.
