How the price and the fitting day work
Start with the quote tool. A few questions about your home give you a fixed price, from £1,790 fitted, and our engineer checks the details at a free survey. That price covers the boiler, flue, labour, cleaning the system, a magnetic filter, taking the old boiler away, your Gas Safe certificate and the manufacturer warranty, which runs up to 12 years depending on the model. On the day we cover the floors and stairs, which matters in an upstairs flat. Out comes the old boiler, the system gets cleaned through, and the new one goes on the wall with its flue and condensate routed as agreed at the survey. After testing and commissioning, we show you the controls. Most swaps are done in a day. Moving the boiler to a new wall takes longer, and we tell you beforehand.

Tyneside flats in Bensham and Saltwell
A Tyneside flat looks like a terraced house from the street, but it is two homes: one upstairs, one downstairs, each with its own front door and its own boiler. Both boilers usually vent into the same small back yard. That makes flue positions tight. A new flue has to sit a set distance from windows and doors, including your neighbour's, so the upstairs boiler sometimes cannot go back in the old spot. A plume kit or a vertical flue can help. Condensate from an upstairs flat
Every condensing boiler drains a little acidic water. In an upstairs flat, that water has to get down to ground level. Where we can, we connect it into the kitchen waste inside the flat, so nothing runs outside. When it has to go down an outside wall, we use a wider pipe and insulate it so it does not freeze and lock the boiler out in a cold snap.
Why a combi usually wins in a flat
Flats rarely have room for a hot water cylinder, and a downstairs flat has no loft for tanks. A combi heats water straight from the mains and fits in a kitchen cupboard. For a one bathroom flat it is almost always the right choice. We check the mains flow first, because a combi can only deliver what the supply gives it.
Houses in Low Fell, Whickham and Felling
Semis and terraces in places like Low Fell, Heworth, Pelaw and Whickham are more like the rest of the region. Many have a combi already and need a simple swap. Some still have a cylinder and loft tank, and we can convert those to a combi or fit a system boiler if the house has two bathrooms. Homes on higher ground, round Sheriff Hill and Wrekenton for example, get the same attention to condensate routes.
