What the fixed price covers

What actually decides the job in Gateshead

Two things shape a boiler installation here more than the brand on the front, and neither gets mentioned in most quotes.

Where the flue can terminate

Through Bensham, Saltwell, Felling and the denser terraced streets, houses sit close together and boiler positions are constrained. A flue has to terminate a set distance from windows, doors and the boundary, and in tight terraced housing and Tyneside flats those clearances genuinely limit where the appliance can go. Sometimes the boiler cannot return to the wall it came off. That is normal work, but it has to be established at the survey rather than on the morning.

Where the condensate goes, given the weather up the hill

This is the one that matters most and gets designed worst. Whickham, Sunniside, Marley Hill and the streets above Low Fell freeze earlier and harder than the riverside. A condensate pipe run outside in thin uninsulated pipe on an exposed wall will fail, and the boiler will shut down on the coldest morning of the year.

On any installation up the hill we route the condensate to an internal waste wherever the layout allows, because then there is nothing outside to freeze at all. Where it genuinely has to go out, it goes in the correct diameter and properly insulated. Designing that in at installation costs almost nothing. Retrofitting it after a January breakdown costs a call out and a cold house.

Sizing, and why bigger is not better

The larger properties at Low Fell, Whickham and Ryton do need more capacity, but an oversized combi in a compact terrace short cycles, which burns gas and wears the appliance out early. We size from the property, the radiators and the real hot water demand rather than matching whatever was there before.

Where a house has more than one bathroom we measure the incoming mains flow rate before recommending a combi, because a combi can only heat the water that reaches it. If the mains supply cannot deliver, a bigger boiler changes nothing and a system boiler with a cylinder is the honest answer.

Cleaning the system first

A modern boiler has far narrower waterways than whatever is coming out. Nearly every manufacturer requires the system to be cleaned in line with BS 7593 and a filter fitted for the warranty to stand. A quote that leaves the flush out is not cheaper, it has moved the cost to later and taken your warranty with it.

How much does a new boiler cost in Gateshead? +
Installed prices start at £1,790. Most like for like combi swaps land between £2,200 and £2,800, with system boilers, premium models, relocations and anything needing an unusual flue route above that. The price is fixed and includes taking the old boiler away.
I live up at Whickham. Will the new boiler freeze like the old one did? +
Not if the condensate is designed properly. Wherever the layout allows we terminate it internally into a waste pipe, which removes the risk completely because there is nothing outside to freeze. Where it has to go out it goes in the correct diameter, insulated. That is the single most important design decision on an installation up the hill.
Can you fit a boiler in a Tyneside flat or a tight terrace? +
Yes, regularly. The constraint is where the flue can terminate, because it has to keep set clearances from windows, doors and the boundary. We establish that at the survey so the price we give you is the price that holds.
Do I need the same size boiler as the old one? +
Often not, and sometimes you need a smaller one. Boilers fitted twenty years ago were routinely oversized, and an oversized combi short cycles, which wastes gas and shortens its life. We size from your radiators and your actual hot water demand.
Why do you insist on cleaning the system? +
Because a new boiler has much narrower waterways than the old one, and debris the old appliance tolerated will block it. Nearly every manufacturer requires cleaning to BS 7593 and a fitted filter for the warranty to stand, so skipping it costs you the warranty as well as the boiler.
