No smell? Then look at the front of the boiler. Write down any code on the display and the number on the pressure gauge. A gauge sitting below 1 bar points to a leak or a loss of pressure rather than a failed part. If water is dripping from the casing or a pipe, switch the boiler off at the fused spur and close the cold mains valve underneath if you can reach it without leaning over live wiring.

If you can reach your consumer unit safely, switch off the circuits near the wet area. Tell your upstairs neighbour straight away so they can turn their boiler off at the spur and close the cold mains valve beneath it. Then either of you can ring us.
