The condensate check that saves a January call out
Every condensing boiler makes a steady trickle of acidic water and has to drain it away through a plastic pipe. In Stanley that pipe very often runs down an outside wall, and up here the air gets cold enough, for long enough, to freeze it solid. The boiler senses the blockage and locks out. It is the single most common winter fault we see in DH9.
So at a Stanley service we follow that pipe from the trap to the drain. We look at how far it runs outside, whether it is the narrow size or the wider one, whether it falls properly, whether it ends in a gully that itself freezes, and whether the lagging is sound or has weathered away. Then we tell you plainly if it is a risk, and what it costs to lag it, widen it or bring it inside.

Servicing a boiler that works harder than most

Two numbers first

Wind on the flue terminal
On exposed walls in DH9 the wind can drive straight into the flue terminal. That upsets the air the boiler needs and gives you a boiler that fires, drops out and tries again. At the service we look at where the terminal sits, what it faces and whether it is clear and sound. A terminal problem is far cheaper to spot in October than to chase in January when everyone assumes the fan has gone.
Solid wall homes in South Moor, Shield Row and Annfield Plain
Plenty of the older terraces and semis here have solid walls. They lose heat fast, so the heating runs hard and for long spells. Pumps, diverter valves and sensors wear quicker under that load. A service does not replace those parts, but it does catch a pump that is getting noisy or a valve that is sticking before they leave you cold.
