What a power flush in Gateshead involves
We connect a high flow pump into your heating circuit, usually at the boiler or in place of your own pump, and add a cleaning chemical to the water. That pump moves the water far faster than your system ever does, and we keep reversing the flow so sludge lying in the pipework is lifted out rather than pushed further along.
Then each radiator gets its turn. We close the others off so the whole flow goes through one at a time, and we work along it with a rubber mallet to break up what has settled inside. Anything that comes loose goes straight to the drain. We keep going until the water runs clear from every radiator, not just the ones nearest the boiler.
The system is refilled with clean water, dosed with inhibitor, and a magnetic filter goes on the return pipe to catch whatever forms later. In a Tyneside flat we also look at how the system is filled and vented, because a lot of the sludge in these flats starts with air getting in.
If the water is only slightly discoloured and the radiators still heat evenly, a chemical clean is usually enough. It is a quicker and cheaper job, and we will say so rather than book the full flush.
Why Gateshead heating systems silt up
Gateshead is about 10 miles from our base in Houghton le Spring, and its housing runs from Victorian streets near the river up to interwar semis on the high ground. The heating inside was mostly fitted long after the houses were built, and much of it has never been cleaned properly.
Tyneside flats in Bensham and Saltwell
A Tyneside flat is long and thin. The boiler usually sits in the kitchen at the back, and one pipe run feeds every radiator from there to the bay window at the front. That front room radiator is the last stop on the line. When sludge builds up it is the first to lose heat, and the bedroom beside it follows. People often assume the radiator has failed. Usually it is fine. It is just not getting enough flow.
Downstairs flats tend to show the problem first. Their pipework often runs under a suspended timber floor, below the radiators, and sludge settles into those low runs and chokes them. Upstairs, the pipes sit at floor level with the radiators, so there are fewer low points for the sludge to gather in. The upstairs flat goes cold last, but by then the sludge is sitting in the radiators themselves, which is why they end up hot at the top and cold along the bottom. A flush does not change the flue, but a clean system is one less thing putting strain on the boiler.

The terraced houses here have had heating added and altered over decades. Pipework from an early installation is often still under the floors, joined to a modern combi and a couple of newer radiators. Old pipework carries old deposits. Every time the system was drained for a boiler change or a new radiator, fresh water and fresh oxygen went in, and unless inhibitor went in with them, corrosion started again.
Interwar semis in Low Fell and Sheriff Hill
Plenty of the 1930s houses in Low Fell still have an open vented system with a small tank in the loft. That tank lets air into the water all the time, so these systems corrode faster than a sealed one. Where the boiler has been swapped for a combi but the old radiators and pipes stayed, the sludge came along too. The far bedroom and the bathroom radiator are the usual complaints.
Felling, Heworth, Pelaw, Wrekenton, Dunston and Whickham
On the estates the pattern is simpler: a modern boiler on original pipework, a magnetic filter that was never fitted, and radiators that have slowly got worse each winter. A filter full of black paste at the annual service is the giveaway.
Signs to look for
- A radiator hot at the top and cold across the bottom.
- The front room in a Tyneside flat never gets warm while the kitchen is fine.
- Black or brown water when you bleed a radiator.
- Rumbling or banging from the boiler as it heats up.
- A pump that runs hot or has been replaced more than once.
- Heating that takes far longer to warm the place than it used to.
When you do not need a flush
If the water is only slightly discoloured and every radiator heats evenly, a chemical clean will usually do. If one radiator is cold and the water is clean, the valve may have seized. If the boiler has locked out altogether, that is a repair, not a flush. We check before quoting, so you are not paying for a flush that will not help.
