How we flush a South Shields system

The job starts with a look at the water. We bleed a radiator, check the colour, and if there is a magnetic filter already fitted we open it. Black, thick water and a filter full of paste mean a flush. Slightly cloudy water on a system that still heats evenly means a chemical clean will probably do, and we tell you that before anything is booked.

For the flush itself, a powerful pump is joined into the circuit and a cleaning chemical is added. The pump moves the water hard in one direction and then the other, so deposits are lifted rather than packed tighter. Each radiator is then isolated and cleared on its own, with the panel tapped to loosen what is stuck to the inside, and the dirty water is run off to the drain.

Once clear water is coming back from every radiator, the system is refilled, inhibitor is dosed and a magnetic filter goes on the return. On the older steel pipework in the council houses we go carefully, because pipe that has been rusting from the inside for decades can be thin in places. If we think a section is not up to it, we say so before we start.

Sludge in South Shields: age and inhibitor, not sea air

South Shields is about 12 miles from our base in Houghton le Spring. Because it is on the coast, people often assume the salt air is behind every heating problem. It does corrode flue terminals, outside pipe clips and anything metal on an outside wall, and we see plenty of that on repair visits. What it cannot do is get inside a sealed heating system. Sludge inside your radiators has nothing to do with the sea. It comes from the age of the pipework and whether anyone kept the inhibitor topped up.

The estates at Cleadon Park, Whiteleas and Biddick Hall

The council houses built between the wars and in the years after were often given central heating later, and a lot of it went in with steel pipe. Steel rusts from the inside. Every year it sheds a little more black magnetite into the water, and that is the paste you find in a radiator that is cold along the bottom. Boilers on these estates have usually been replaced two or three times, sometimes under grant schemes, and each new boiler went onto the same old pipes. Fresh water at each change diluted whatever inhibitor was left. If nobody dosed it again, the rusting simply carried on.

The heavier the sludge, the harder your pump works, and the first sign for many people in Whiteleas or Biddick Hall is a pump that has failed twice or a boiler that is noisy and slow. We check the pipe condition before flushing, because there is no point cleaning a run of steel that is about to leak.

Tyneside flats in Tyne Dock, Laygate and the older streets

An upstairs and downstairs flat each with its own boiler is normal here. The pipework runs the full length of a narrow building, so the radiator furthest from the boiler is the one that gives up first. Many of these flats are let, and a tenant reporting one cold room is often the first anyone hears of it. A flush between tenancies is the easy way round it.

Harton, Westoe, Horsley Hill and Marsden

Bigger family houses with more radiators and often a system that has grown over time. A conservatory radiator or a loft conversion added to the end of the circuit is a common weak spot. When those never warm up while the rest of the house is fine, restricted flow is the usual reason.

The Boldons

East Boldon and West Boldon have a mix of older village houses and later estates, and we cover both at the same price as the town.

What to look for

  • Radiators warm at the top and cold across the bottom third.
  • Black or grey water when you bleed one.
  • A pump that runs hot, or has already been replaced.

Not every dirty system needs the full flush. Lightly discoloured water on a system that still heats evenly is usually a chemical clean, which is cheaper and quicker. A single cold radiator with clean water is more often a stuck valve. A boiler that has locked out is a fault to diagnose, not a flush. And where old steel pipe is badly corroded, the honest answer can be to replace a section rather than flush it. We tell you which before you spend anything.

Does the sea air cause sludge in my radiators? +
No. Salt air attacks the outside of things: flue terminals, pipe clips and outdoor pipework. Sludge forms inside a heating system from the pipes and radiators rusting in the water. In South Shields it is nearly always down to the age of the pipework and whether inhibitor was ever topped up.
My council house in Whiteleas has the original steel pipes. Can they be flushed? +
