Hard Water in Sunderland and What It Does to Your Boiler
Most of the North East gets soft water, which is one of the reasons heating engineers here do not talk about limescale the way they do in Kent or Cambridgeshire. Sunderland is the exception worth knowing about, and it changes what goes wrong with a boiler and what actually fixes it.
The numbers, and why Sunderland is different
Northumbrian Water supplies a region that broadly sits in the soft to moderately soft range, roughly 50 to 150 parts per million of calcium carbonate. Sunderland sits near the top of that range rather than the bottom, averaging around 135 ppm, which puts it in the moderately hard bracket. The SR7 side towards Seaham and Murton comes in higher again at about 150 ppm. Go south to Peterlee and SR8 drops to around 50 ppm, which is genuinely soft.
That is a threefold difference between two towns twenty minutes apart. It is not a detail. It is the reason a boiler in Ryhope behaves differently from the identical boiler in Peterlee.
The cause is geology. The magnesian limestone that runs under this part of the coast puts calcium and magnesium into the water. Reservoir fed supplies further inland and north do not pick it up in the same way.
Limescale and sludge are not the same problem
This is where most advice online goes wrong, and it matters because the two have completely different fixes.
Your heating circuit is a closed loop. The same water goes round the radiators year after year. It cannot bring in fresh minerals because it is not fresh water. What it does collect is magnetite, the black iron oxide sludge that comes from the radiators and pipework corroding slowly from the inside. That is sludge, and the answer to sludge is a proper clean and a magnetic filter.
Your hot water is the opposite. Every time you run a tap, brand new mains water passes through the boiler, gets heated, and leaves. In a combi that happens across a plate heat exchanger with very narrow passages. Fresh minerals arrive with every single draw off, and scale forms on the hottest surface it touches.
So in a moderately hard area like Sunderland you can genuinely have a system that is clean on the heating side and furring up on the hot water side at the same time. Flushing the radiators will not touch it.
What scale actually looks like when it starts
It rarely announces itself. The usual order is something like this.
- The hot tap takes longer to run hot than it used to.
- The shower goes warm, then hot, then warm again while you are stood in it.
- Flow at the hot tap drops even though the cold is fine.
- The boiler starts making a noise when it fires for hot water, a rumble or a knocking, which is water flashing to steam against a scaled surface. That is kettling.
- Eventually the boiler starts cutting out on overheat, because the scale is stopping heat getting into the water.
People almost always report that last stage as the fault. It is actually the end of a process that started a couple of years earlier.
What helps, and what is a waste of money
A scale reducer fitted on the incoming cold main is the sensible answer in this area, and it is cheap when it goes in at the same time as a new boiler. Retrofitting one later is still worth doing, but it protects from that point forward rather than undoing what is already there.
Running your hot water flow temperature lower also helps more than people expect. Scale deposits faster the hotter the surface gets, so a boiler set to blast out water at the maximum is scaling itself quicker than one set sensibly. This is free to change.
The annual service is where scale gets caught early, because an engineer testing the hot water performance against the manufacturer figures will see the drop long before you notice it in the shower.
What is usually a waste of money is a magnetic filter bought in the belief it will help with scale. A filter is excellent, and every system should have one, but it sits on the heating circuit and catches iron. It does nothing at all for calcium on the hot water side.
If it has already gone too far
A scaled plate heat exchanger can sometimes be chemically descaled in place. Whether that is worth doing depends on the boiler age and how far it has gone. On a boiler with plenty of life left it is a straightforward job. On a fifteen year old appliance that has already had other parts, it is usually the point to have the honest conversation about replacing it instead.
Either way, the thing to avoid is paying for a power flush to fix a hot water problem. If your radiators are fine and your hot water is not, the radiators are not the issue.
Where this bites hardest
Across SR1 to SR6 in the city, and more so out towards SR7 and Seaham, this is worth having on your radar, particularly if you are on a combi and the house has more than one bathroom. Around Peterlee and SR8 it is much less of a concern, and if someone tries to sell you scale protection there, ask them what the hardness figure is.
