Landlord Gas Safety Certificates in Sunderland
Letting a terrace in Millfield, a flat in the city centre or a student house off Chester Road? Every gas appliance in it needs a check by a Gas Safe registered engineer every twelve months. What the law asks of a Sunderland landlord
The Gas Safety (Installation and Use) Regulations 1998 put the duty on you as the landlord, not on your tenant or your agent. Every gas appliance, fitting and flue you provide has to be checked once every twelve months by a Gas Safe registered engineer. Your tenants must get a copy of the record within 28 days of the check, anyone moving in must be given a copy before they move in, and you have to keep each record for at least two years. Since 2018 you can have the check done in the two months before the old one runs out and keep the same renewal date.
Miss it and you are open to fines and prosecution. We hold Gas Safe registration 634641 and have been doing these checks for landlords across Sunderland and the North East since 2010.
Booking when you are not on site
Most landlords we work for do not live round the corner, and a good number never meet us at all. That is fine. Send us the address, the number of gas appliances and a contact for the tenants or the agent. We ring or message the tenants to agree a time, turn up when we said we would, and email the record to you when the visit is done, usually the same day.
If you would rather it all runs through your letting agent, that works too. Agents can send us a list of addresses and we work through it in one run, returning each record as it is finished. Tenants get proper notice, and we never enter a property without someone agreeing to it first.
What a CP12 is, what we check and what it costs
The certificate
CP12 is the old CORGI form number and the name has stuck. The proper title is the Landlord Gas Safety Record: one document listing every gas appliance and flue, the result of each test, the engineer's Gas Safe number, the date and anything needing attention.
What the check covers
Every gas appliance, not just the boiler. For each one we check gas rate and burner pressure, that the flue is sound and combustion products clear properly, ventilation to the room, the safety devices and the condition of the appliance. Pipework is tested for tightness from the meter, and the meter and emergency control valve are checked. In a typical Sunderland let that means the boiler and the cooker or hob, sometimes a gas fire in an older front room.
If something fails
Now and then an appliance does not pass: a perished cooker hose, a fire that spills fumes, a flue joint worked loose in a cupboard. We tell you what we found and what the regulations require. Depending on how serious it is, the appliance may be turned off and labelled so the tenants do not use it. The failure goes on the record, we price the repair, and once it is done we retest so the property has a clean record.
Combining it with a boiler service
The safety check proves the boiler is safe. A service opens it up, measures how cleanly it burns, cleans what needs cleaning and keeps the manufacturer's warranty valid. Sunderland water is hard and scale builds on the heat exchanger, so a boiler that only ever gets a safety check tends to fail in the first cold week of the year, which is when your tenant rings you. What it costs
A one off check is priced per property, because a flat with one combi is a different job from a six bed HMO with a boiler, a hob and a fire. On the coast at Roker and Seaburn, salt air corrodes flue terminals faster than inland, and the flue is one of the things the check tests.
