Salt air and your flue terminal

The part of your boiler that takes the weather is the bit outside: the flue terminal poking through the wall. Near the coast it gets a steady coat of salt, and over the years that works on the grille, the fixings and the seal where the flue meets the brickwork.

On a service we go outside and look at it properly. Is it corroded? Is the terminal guard sound? Has the wall seal cracked, letting rain track back inside? Then, back indoors, we check the seals on the boiler case, because a room sealed boiler only stays safe while that case is airtight.

What happens when we service your boiler

You should come away knowing whether your boiler is safe, whether it is burning gas the way the maker intended, and whether anything is starting to wear. That takes real measurements, not a glance at the front panel.

We time the gas meter to work out how much gas the boiler is using and compare that with the published figure. A flue gas analyser then tells us how cleanly it is burning. After that we open the boiler up: burner, electrodes, heat exchanger, fan, condensate trap and the internal seals. Safety devices are tested so we know they will shut things down if they need to. The expansion vessel and system pressure are checked too, since a flat vessel is a common cause of pressure dropping in the middle of winter. The full list sits on our main boiler servicing page.

Homes close to the seafront

If you live near Marsden, Horsley Hill or anywhere the wind comes straight in off the water, the outside of the flue is where we spend a bit more time. Salt speeds up corrosion on metal terminals and fixings. A terminal that has started to break up can change how the flue gases clear the wall, so it is worth catching early. We also look for a white crust or staining around the terminal, which tells us how hard the weather is hitting that wall.

Tyneside flats in the older streets

Plenty of the older streets in South Shields are lined with Tyneside flats, one flat upstairs and one down, each with its own boiler. Space is tight, so boilers end up in cupboards or kitchens with the flue going out through the front or back wall. In an upper flat the condensate pipe often has a long, awkward route down to a drain. We check that route at the service, because a pipe that freezes in a cold snap will lock the boiler out until it thaws.
