The price, what is inside it and how long we are there
From £1,790 fitted, and fixed once you have used the quote tool, so long as the survey finds what you described. Included: the boiler, flue and any plume kit, labour, a clean of the heating system, a magnetic filter, disposal of the old boiler, your Gas Safe notification and the registration of a warranty of up to 12 years on selected models.
In a Tyneside flat the flue route sometimes needs more parts, such as a vertical flue through the roof for an upstairs flat or extra bends to clear a neighbour's window. We spot that at the survey and it is in the price before you commit, not added on the day.
A combi swap in a flat or a semi is normally one day. Converting from a cylinder and tanks, or moving the boiler to a new position, is usually two. Finance through Ideal4Finance is available, subject to status.
Fitting the right boiler in South Shields
South Shields is about 12 miles from our base in Houghton le Spring, and between the Tyneside flats in the older streets, the seafront homes and the interwar semis there is more variety here than in most towns we cover. Here is how we approach each.
Tyneside flats: two boilers, two flues, one wall
The streets around Westoe, Laygate and Tyne Dock are full of Tyneside flats: a pair of flats, one up and one down, each with its own front door and its own boiler. That layout makes the flue the main puzzle. The downstairs flat usually has a straightforward horizontal flue through the back wall. The upstairs flat may have a boiler in the kitchen at the back with the flue coming out under the eaves, or it may need a vertical flue through the roof. Both flues have to keep the right distance from the other flat's windows and vents, and from the boundary with next door.
We measure all of this at the survey, because getting it wrong means a flue that does not pass inspection. Condensate is the other point: an upstairs flat often has nowhere for the pipe to drain except an external run down the back wall, so we use a wider pipe, keep it short and lag it. For most Tyneside flats a combi is the obvious choice. They are single bathroom homes with limited cupboard space, and a combi removes the cylinder and any tank in the roof void.
Seafront homes and salt air
Along the coast at Marsden, Horsley Hill and towards the seafront, the flue terminal takes the full force of salt laden wind. Terminals and brackets corrode faster here than inland. When we can, the flue goes out on the sheltered side of the house, external pipework is kept to a minimum, and we check the terminal at every service afterwards.
Interwar semis in Cleadon Park and Harton
The semis built between the wars in Cleadon Park, Harton and around Whiteleas are solid, roomy houses, and a fair number still run a heat only boiler with a cylinder and loft tanks. For a couple or a small family a combi conversion works well. For a house with a second bathroom or a loft conversion, a system boiler feeding an unvented cylinder gives better hot water to more than one tap at once. We talk you through both and give a straight recommendation rather than pushing the dearer option.
The Boldons and Simonside
Later estates in Simonside, Biddick Hall and out to Boldon and East Boldon tend to have boilers in a kitchen or garage on an outside wall, which makes for a simple swap. The main decision is the make and the warranty length.
What happens on the day
We arrive, sheet up and drain the system. The old boiler comes out and the flue is removed or capped. The new boiler goes on the wall, the flue is run and sealed, gas and condensate connected. The system is cleaned, the filter fitted, and everything is filled and tested. We commission the boiler, set up the controls, show you how it works and leave the Benchmark book. Your warranty is registered by us and the Gas Safe certificate follows.
