A Chester le Street power flush, step by step
First we find out what you are dealing with. A radiator is bled into a jar, and the colour tells us most of what we need. If there is a filter on the boiler we open it. Then we feel along the radiators with the heating on. Warm top, cold bottom is sludge. Cold all over with clean water is more likely a valve.
The flush itself uses a separate pump joined into your circuit. A cleaning chemical goes in, the pump drives the water round far faster than normal and we keep switching the direction so the deposits lift instead of packing down. We then shut off all the radiators but one and send the full flow through that single radiator, tapping the panel to shift what is stuck inside, before moving to the next. Dirty water is run off to the drain the whole time.
When clear water is coming back from the last radiator, the system is refilled and dosed with inhibitor. A magnetic filter on the return pipe finishes the job. On a system that has been through several boilers we also check the pipework for weak joints and the radiator valves for ones that no longer close, because they will need doing at the same time.
Where the water is only slightly off colour and every radiator heats evenly, we recommend a chemical clean instead. Smaller job, smaller bill.
Chester le Street: many new boilers, very few flushes
Chester le Street is about 6 miles from our base in Houghton le Spring, and it has a particular habit that keeps us busy. The town's houses have had boiler after boiler fitted over the years, but the systems those boilers sit on have hardly ever been cleaned. Each new boiler runs well for a while, then the same symptoms come back: radiators cold at the bottom, a slow warm up, a noisy pump.
Mid century estates at Pelton, Ouston and Newfield
The houses on these estates were built in the 1950s and 1960s, and many got central heating for the first time in the decades after. That original pipework is often still there. On top of it you might find a boiler from the 1990s replaced by a combi in the 2000s, replaced again more recently. Every one of those changes drained the system and refilled it with fresh, oxygenated water, which is exactly what a corroding radiator wants. Unless inhibitor was added every time, and it rarely was, the rust kept coming.
The result is a thick layer of magnetite lying in the bottom of each radiator. The top stays warm because the water passes over it, and the bottom stays cold because the water cannot get through. Turning the boiler up does not help. The heat is not the problem, the flow is.
Terraces near the town centre
The terraced streets around the centre have long pipe runs through solid floors and up to bedrooms. Sludge settles in the low sections and the radiators at the end of the run go cold first. In these houses the boiler has often been moved as well as replaced, from a back room to the kitchen or upstairs, which adds more joints and more chances for air to get in.
Sacriston, Waldridge, Great Lumley, Birtley and the villages
Older houses out in the villages follow the same pattern, and the newer builds on the edges have their own version of it: a small system with narrow pipework that clogs quickly if the first inhibitor dose was skipped when it was built.
How to tell it is sludge
- Radiators warm at the top, cold along the bottom, even after bleeding.
- Black or dark brown water in the jar when you bleed one.
- The boiler fires up, runs briefly, stops, then fires again.
- A pump that has already been changed once or twice.
- The house takes an hour longer to warm than it used to.
- The magnetic filter, if there is one, is full at every service.
When a flush is not the answer
Slightly cloudy water on a system that still heats evenly only needs a chemical clean, which is cheaper. One cold radiator with clean water is normally a seized valve. No heating at all is a boiler fault. And weak hot water from a combi has nothing to do with the radiators. We check which it is before quoting, and we say so if the answer is not a flush.
Before your next boiler
If you are about to replace the boiler yet again, get the system cleaned first. Manufacturers require cleaning to BS 7593 and a filter for their warranties, and a clean system is the only way the new boiler will last longer than the last one did.
