What the fixed price covers and how long it takes
New boilers start at £1,790 fitted. The quote tool gives you a fixed figure and the survey confirms it. That covers the boiler and flue, labour, a system clean, a magnetic filter, removing the old boiler, the Gas Safe notification and a registered warranty of up to 12 years on selected models.
Up here we also include the condensate work in that price: routing the pipe inside where we can, and where it must go outside, fitting a wider pipe and proper insulation so it does not freeze on the first hard frost.
A like for like combi swap takes a day. Changing from a heat only boiler with tanks, or from a back boiler, takes about two. Finance through Ideal4Finance is available, subject to status.
A new boiler built for Stanley weather
Stanley is about 12 miles from our base in Houghton le Spring, and the climb up from Chester le Street tells you most of what you need to know. The town and the villages around it stand on high, open ground. Frost arrives earlier, hangs around longer and the wind has a clear run at any pipe on an outside wall. Every winter we get called to boilers in DH9 that have stopped because the condensate pipe froze. A new boiler is the chance to design that problem out.
Condensate routing comes first
A condensing boiler makes a steady trickle of slightly acidic water that has to drain away. Where that pipe runs outside in thin plastic, the water inside freezes on a cold night, backs up, and the boiler locks out. Down on the coast that might happen once a winter. In Stanley it can happen every week in January.
So when we plan a new boiler here, the condensate route is decided before the boiler position is. First choice is to run it inside to a sink waste, a soil pipe or an internal drain, so nothing is exposed. If the layout leaves no option but outside, the pipe is upsized, kept as short and steep as possible, and lagged with weatherproof insulation. On the most exposed walls we talk to you about trace heating. Whichever it is, it is part of the fixed price, not an extra.
Flues in the wind
Exposed terminals on the tops can suffer from wind blowing back across them, which upsets the boiler's air supply and causes it to drop out. We site the flue where it has some shelter, and where that is not possible we use the manufacturer's approved terminal guard or plume kit to keep it working in a gale.
Terraces in Stanley and Annfield Plain
Many of the older terraces in the town and in Annfield Plain, South Moor and Shield Row have solid walls and lose heat quickly, so the boiler works hard through the winter. When we size a new boiler here we look at the radiators and the heat loss of the house rather than just copying the size of the old one. In a terrace with one bathroom a combi is normally the right choice and takes the tank out of the loft, which also removes a pipe that can freeze. Larger homes and newer estates
Bigger semis and detached houses with two bathrooms are better served by a system boiler and an unvented cylinder, so two showers can run at once. Newer estates on the edge of the town mostly have a builder fitted combi, and replacing that is a straight swap with the condensate route reviewed while we are there, because builders did not always give it much thought.
LPG homes around Stanley
A few outlying properties around Tanfield and Dipton are off the gas grid and run on LPG. We can fit LPG versions of the same boilers. Mention it when you use the quote tool so we send the right survey.
The install day
We cover floors, drain the system and take the old boiler and flue out. The new boiler goes up, the flue is run, the gas is connected and the condensate is routed and insulated as planned. The system is cleaned, the magnetic filter fitted and everything filled with inhibitor. We commission the boiler, check it under load, set the controls and show you how to use them. You get the Benchmark book, the warranty is registered and the Gas Safe certificate is sent on.
