Why Peterlee systems break down the way they do

Peterlee was built as a new town after the war, and plenty of homes here still run heating systems that have been added to and patched over many years. Older pipework collects sludge. Over time that sludge settles in pipes, radiators and the boiler itself. The day it becomes an emergency is when water can no longer circulate: the boiler overheats, locks out, and sometimes the pump seizes. You may hear banging, or feel the pipes by the boiler scalding hot while the radiators stay cold.

The pipes by my boiler are roasting but the radiators are cold and it keeps cutting out. What is happening? +
Water is probably not getting round the system. In older Peterlee homes that is often sludge blocking pipes, or a pump that has stuck. The boiler heats the water it has, cannot move it, overheats and shuts down. Switch it off and leave it off. Running it like that can damage the heat exchanger.
Water is pouring from a pipe outside, high up on the wall. Is that an emergency? +
If you have a tank in the loft, that pipe is likely the overflow, and the valve feeding the tank has stuck open. It is not dangerous, but it wastes water and can end up in the ceiling. Turn off the main stopcock and ring us. It is common on older systems in the new town estates and the colliery villages.
