What £1,790 buys, and how long you are without heating
Our new boiler prices start at £1,790 fitted. You get that figure from the online quote tool, and it stays the same unless the survey turns up something you could not have told us about. The price covers the boiler, a new flue, all the labour, a system clean, a magnetic filter, taking the old boiler away, the Gas Safe notification and the manufacturer warranty registration, which runs up to 12 years on selected models.
Because Seaham water is hard, we recommend a scale reducer on the cold main feeding a combi. Ask about it when you use the quote tool and we will price it as part of the job rather than as an afterthought.
Most Seaham installs are done in a day. A like for like combi swap is the quickest. Going from a back boiler or a tank fed system to a combi, or moving the boiler to another room, is more like two days, and we will tell you before you book which yours is. Choosing a boiler for a Seaham home
Seaham is about 7 miles from our base in Houghton le Spring, and the housing along this stretch of coast is quite different from the towns inland. Two things shape almost every install we do here: the salt in the air and the hardness of the water. Add a stock of colliery terraces that still hide a few back boilers, and a brand new estate at Seaham Garden Village, and there is a fair bit to think about before a boiler is chosen.
Salt air and the flue terminal
Anything metal on an outside wall near the sea corrodes faster than it would in Durham or Chester le Street. That includes the flue terminal, the brackets that hold the flue and any condensate pipe that runs outside. When we plan a new boiler in Dawdon, Seaton or along the seafront we look at where the flue will come out and whether it faces the weather. Where there is a choice, we bring the flue out on the sheltered side, keep the outside pipework short, and use fittings that will stand up to the salt. It costs nothing extra to think about this at the survey and it saves a corroded terminal a few winters down the line.
Hard water, scale reducers and filters
Seaham draws its water from the same limestone as Sunderland, so it is harder than most of the North East. Hard water leaves scale on the hottest surface in a combi, which is the plate heat exchanger that makes your hot water. A new boiler starts with clean waterways, and a scale reducer fitted on the cold main keeps them that way. It is a small part of the overall cost and we fit it on the day.
The magnetic filter does a different job. It sits on the heating return and catches the black iron sludge that builds up in radiators. Every new boiler we fit gets one, because most manufacturers expect a filter and a clean system before they will honour the full warranty. In Seaham you want both: the filter for the radiators and the reducer for the hot water.
Colliery terraces and back boilers
The older streets in Dawdon, Deneside and New Seaham were built for the pit, and quite a few still have a back boiler behind the living room fire, or a heat only boiler with a cylinder upstairs and a tank in the loft. Replacing a back boiler is a bigger job than a combi swap: the old unit comes out of the fireplace, the flue up the chimney is dealt with, and the new boiler usually goes in the kitchen or a cupboard with a new flue through the wall. For a terrace with one bathroom, a combi normally makes the most sense. It frees the airing cupboard and the loft, and hot water comes straight off the mains. If the mains pressure into the house is weak, which happens on some older streets, we will say so and talk through a system boiler with a cylinder instead.
Seaham Garden Village and other newer homes
Newer houses at the Garden Village and around Parkside almost all came with a combi from the builder. When those reach the end of their life, it is a straight swap in the same position, usually done in a day. The flue and condensate routes are already in place and modern, so the main decision is which make and what length of warranty you want.
Condensate pipes near the coast
Seaham does not get the hard frosts that Stanley gets, but the wind off the sea can still freeze a condensate pipe on an exposed wall. We run the pipe to an inside waste where we can. If it has to go outside, it goes in a wider pipe, kept short and lagged.
How the install day runs
We arrive in the morning, put down sheeting and drain the system. The old boiler comes off the wall and the flue comes out. The new boiler goes up, the flue and condensate are run, the system is cleaned and the filter and scale reducer go on. Then we fill, test the gas, commission the boiler, set the controls and show you how it all works. You get the Benchmark log book, the Gas Safe notification follows by post, and the warranty is registered for you.
