One price, everything in, and a day or two without heat
New boilers start at £1,790 fitted, and the figure the quote tool gives you is the figure on the invoice, provided the survey matches what you told us. New boilers for Peterlee houses, old pipework included
Peterlee is a post war new town, laid out in the late 1940s and built up through the 1950s, 60s and 70s. We are about 10 miles away in Houghton le Spring and we fit a lot of boilers in SR8, both in the town itself and in the colliery villages around it. The one thing that comes up again and again is the state of the heating system the new boiler is joining.
Why the pipework matters more than the boiler
A house in Acre Rigg or Eden Hill built in the 1960s may be on its third or fourth boiler, but often on its first set of pipes and radiators. Over the years the water inside turns black with iron oxide, which settles as sludge in the bottom of radiators and the low points of the pipework. Steel pipes corrode from the inside. Some of the smaller bore pipe used later on silts up until barely any water passes.
Connect a brand new boiler to that and the sludge goes straight into the new heat exchanger. Modern boilers have narrow waterways and they block quickly. The result is a boiler that overheats, cuts out and fails early, and a warranty claim the manufacturer can turn down because the system was dirty. So before any boiler goes on a Peterlee wall, we look at the water in the system.
Clean or flush: how we decide
At the survey we drain a sample and look at it. If the water is a bit discoloured, a chemical clean during the install is enough. We add cleaner, run it through, drain, refill with inhibitor and fit the magnetic filter. If the sample is thick and black, radiators have cold patches at the bottom, or pipework is partly blocked, the honest answer is a power flush. That is a separate job at a fixed price from £495 inc VAT and we tell you before the install date, not on the day.
Where a run of pipe is beyond saving, we say so and price the replacement. Guessing is what leads to callbacks, and we would rather you knew up front.
Which boiler for a new town house
Most of the semis and terraces built for the new town have a single bathroom and a modest kitchen. A combi suits them well: no cylinder, no loft tank, hot water on demand. Many still run an older heat only boiler with a tank in the loft, and swapping to a combi frees the airing cupboard and takes the tank out of the roof space. If the house has been extended with a second bathroom, or the mains pressure is poor, a system boiler with an unvented cylinder is the better fit and we will explain why on the day.
The colliery villages
Horden, Easington Colliery, Shotton Colliery and Blackhall have older terraced streets with solid walls and, in some, a back boiler still sitting behind the fire. We replace those with a wall hung combi in the kitchen and deal with the old flue in the chimney. Our back boiler replacement page walks through it. Flues and condensate in Peterlee
The new town layout means a lot of houses have the boiler on an outside kitchen wall with a short horizontal flue, which is the easiest kind. Where the boiler is on an internal wall or in a cupboard we may need a longer flue run and we plan it at the survey. The condensate pipe goes to an internal waste wherever there is one. If it must run outside, it is kept short, upsized and lagged.
Your install day
We start by protecting floors and draining down. The old boiler and flue come out, the new boiler goes up and the flue, gas and condensate are connected. Then the clean, the filter, the refill with inhibitor and the commissioning. We set the thermostat and controls, show you the basics, leave the Benchmark book completed and register your warranty. Gas Safe notify the local authority and post your certificate.
