Old pipework, new boiler

Peterlee was built as a new town after the war, and many of its houses still run on heating systems laid out decades ago. The boiler may have been changed once or twice since. The pipes and radiators often have not.

Steel radiators rust slowly on the inside. That rust mixes with the water and settles as black sludge in the bottom of radiators and in narrow parts of the system, including the boiler's own heat exchanger.

When we service your boiler we look at the condition of the heating water, and if you have a magnetic filter we open it and clean it out. What is caught in that filter tells us a lot about the state of your system.

How we service a boiler in Peterlee

A good service answers a few simple questions. Is the boiler safe? Is it burning gas as the maker intended? Is anything wearing out? And in a house with older pipework, one more: how dirty is the water going through it?

The safety and performance side is the same for every boiler we service. We measure the gas rate at the meter and compare it with the published figure. We put an analyser in the flue to check combustion. The burner, electrodes, heat exchanger, fan and condensate trap are inspected. Sludge and the magnetic filter

A magnetic filter is a canister on the pipe returning to the boiler. It pulls iron particles out of the water before they reach the boiler. It only works if it is emptied. If yours has not been opened in years it may be full and doing nothing. On a service we isolate it, take it apart, clean it and put it back, and we show you what came out.

No filter fitted? We will tell you whether one would be worth adding, especially on older pipework.

Signs the system itself needs attention

  • Radiators warm at the top and cold at the bottom.
  • Black water when you bleed a radiator.
  • A boiler that bangs or kettles when it heats.
  • A filter that is full again a year after cleaning.

When a power flush is worth paying for

Not every Peterlee house needs one. If the water is fairly clean and the radiators heat evenly, a filter and the right inhibitor will usually keep things healthy. If there are cold spots across several radiators, the water comes out black and the filter fills up fast, a flush is often the sensible step, particularly before or just after fitting a new boiler. Warranty, landlords and cost

Worcester Bosch, Vaillant and Baxi all expect a yearly Gas Safe service to keep their warranties valid. Yes. The CP12 is a separate check, but we can do it in the same appointment.
