What a service before winter catches
Most boilers do not fail out of nowhere. They drift. The gas rate creeps away from the maker's figure, the expansion vessel loses a bit of charge each year, a seal starts to harden, the condensate trap fills with sludge. None of that stops the boiler in September. All of it can stop the boiler on the first cold week in December, when every engineer in the area is busy.
A service in autumn finds those things while they are still cheap and while you still have heating. We time the gas rate at the meter, put an analyser in the flue, test every safety device, check the vessel charge and look at the condensate route outside. If you have a hot water cylinder rather than a combi, we make sure the pump and the motorised valves are moving freely as well.
Anything we find, you get a price for and a straight opinion on whether it can wait.
Practically neighbours, so the booking works around you
Our base at Wingate Grange in Houghton le Spring is a few minutes from Hetton Front Street. That matters more than it sounds for a service. You are not waiting for an engineer to finish a job on the other side of the region and drive over. If a morning slot suits because of shifts, or an afternoon suits because of the school run, tell us when you ring and we will find a date that fits. If the day goes wrong at your end, moving it is no drama either.
What the service actually involves
Two measurements separate a real service from a look and a sticker. The first is the gas rate: we time the gas meter with the boiler running flat out and compare the figure with what the manufacturer says it should burn. The second is the flue gas analysis: a probe in the flue tells us whether the boiler is burning cleanly and whether the air and gas mix is right. After that we inspect the burner and electrodes, the heat exchanger, the seals, the fan and the whole flue run, clean the condensate trap, check the expansion vessel and system pressure, and make every safety device operate. You get the readings written down. The full list is on our boiler servicing page.
Colliery terraces in Hetton, Easington Lane and Eppleton
A lot of the older pit houses still run a heat only boiler with a hot water cylinder upstairs, and some of those boilers have been on the wall a long time. On these we pay extra attention to the flue and the ventilation, because older boilers depend on both. While we are there we check the pump, the motorised valves and the cylinder thermostat, since a stuck valve in October becomes a cold house in January. Solid floors in these terraces also hide small leaks, so if the pressure has been dropping we say so and tell you what to watch.
Newer estates around the town
On the newer estates the boiler is usually a combi that is still inside its manufacturer warranty. Worcester Bosch, Vaillant and Baxi all make that warranty conditional on a yearly service by a Gas Safe engineer. Miss a year and a claim can be refused. Keep the record we leave you with the boiler paperwork. The other thing we look at on these houses is the condensate pipe, which is often a thin plastic run down an outside wall. Lagging it now costs very little.
Why once a year
Twelve months is about how long it takes for combustion to drift, for a seal to start weeping and for the vessel charge to drop far enough to matter. It is also what every manufacturer asks for, and what your insurer will ask about if anything ever goes wrong. Book it for the same month each year and it becomes a habit rather than a chore.
Landlords in DH5
If you let a house in Hetton, the gas safety record, the CP12, is a legal requirement every twelve months. It is a safety inspection, not a service, but we can do both in the same visit so your tenant is only disturbed once. Details are on our landlord boiler service page.
The price
A standard gas boiler service is from £80 + VAT across DH5. We confirm the price for your particular boiler when you book, so there is nothing to argue about on the day. If we find something that needs doing, you get a fixed price for it and the choice is yours.
