Moving into a new home in the North East is busy enough without worrying about the boiler, but a few quick boiler checks now can save you a cold and costly surprise later. Here are five boiler checks to run before your first winter in the property.
1. Find the paperwork
Ask the previous owner or your solicitor for the boiler manual, the installation paperwork and any service history. A boiler with a clear record is far easier to keep in warranty and to look after.
2. Check the age and warranty

3. Test the heating and hot water
Do not wait for the first frost. Run the heating and the hot water properly soon after you move in, so any fault shows up while it is still mild and you have time to sort it.
4. Check the pressure
Most modern boilers should sit around 1 to 1.5 bar when cold. If the needle is in the red or keeps dropping, make a note of it for the engineer.
5. Book a service if the history is unknown
