Frozen Condensate Pipe: How to Fix It and Stop It Happening Again

If your boiler has suddenly stopped working on a cold morning and is showing an error code, there is a very good chance your condensate pipe has frozen. This is the single most common boiler fault we see during winter across the North East.

What is a condensate pipe?

Every modern condensing boiler produces a small amount of acidic waste water as a byproduct of burning gas efficiently. This water drains away through the condensate pipe, which is a narrow white or grey plastic pipe that runs from your boiler to an outside drain or soakaway. Because it is outside and often runs along an external wall, it is exposed to freezing temperatures.

How to tell if your condensate pipe is frozen

Your boiler will lock out and display an error code. Common codes for a frozen condensate are:

  • Worcester Bosch: EA (ignition failure)
  • Vaillant: F28 or F29
  • Baxi: E133

If the temperature outside is below zero and your boiler was working fine yesterday, the condensate pipe is the first thing to check.

How to thaw it

  1. Find the condensate pipe outside. It is the thin plastic pipe coming out of the wall near your boiler, running down to a drain
  2. Pour warm water (not boiling) over the pipe. A kettle of warm water or a jug of hot tap water works perfectly. Focus on the lowest point, the bend, and where it enters the drain
  3. You can also wrap a hot water bottle or a warm cloth around the frozen section
  4. Once thawed, go back inside and reset your boiler
  5. The boiler should fire up normally. If it locks out again, the pipe may not be fully clear. Repeat the process

How to prevent it freezing again

Foam pipe lagging from any hardware shop costs a couple of pounds and takes five minutes to fit. Wrap it around the exposed section of condensate pipe, especially the bends and the lowest points. This is the cheapest and most effective prevention.

If your condensate pipe has a very long external run or is in a particularly exposed position, we can reroute it to a shorter path or run it internally. This is a small job that prevents the problem entirely.

Another tip: during very cold spells, setting your heating to come on for short bursts overnight (even just 15 minutes every few hours) keeps enough warmth flowing through the system to prevent freezing.
